This Week in Real Estate News. Shifts. The devastation of Ashville and the aftermath of Helene adds growing complication to the CRE world. The effect of the weather, presidential election and rate cuts spawn questions regarding the impact on commercial real estate. While the rate cuts are good for investors, an aggressive buyer pool is needed. The shift is positive. Even in a chapter of woes, we are seeing progress. Keep those affected by the hurricane in your thoughts. If you're a Vikings fan, 4-0 is a pretty good start for their London match up. Also, a shout out to those running the Twin Cities marathon. Hug your loved ones and enjoy the beautiful weekend ahead. Want to get the best CRE news straight to your inbox each week? This Week in Real Estate News. Movement. Shoutout to our own Pete Kostroski for being quoted in Roko's Pick this week. Great article. Rates are coming down and portfolios are looking up. While price tags are still a little low, the cycle is changing. Office is continuing to be complicated, but it seems a middle ground is being found. We are on the cusp of good things. Enjoy the extra summer days we are gifted. Have a great weekend. Want to get the best CRE news straight to your inbox each week? This week in Real Estate news. Patience. After a long wait, it is finally here. Rate cuts! What does this mean? We are hoping it brings lower inflation and higher unemployment. For the CRE world, if interest rates go down, real estate assets will begin to look more attractive. Opportunity and stabilization are on the horizon. Even in a prolonged era of uncertainty and volatility, we seem to be coming up for air. There is light at the end of the tunnel. Go Vikes! Go Gophers! Go Wild! Go Twins! Something for everyone. Cheer loud. Want to get the best CRE news straight to your inbox each week? This Week in Real Estate News. Population. Throughout the next 30 years, population growth will continue to slow. What does this mean? Some say migration from the core city to outlying areas. While some cities are losing residents, the push for in-office growth is still hot. With more than half of business leaders planning to grow their footprint, they want staff in-office. Whether 3 days or 5, the focus is tailored workspaces to meet needs for different people. Bottom line? It is definitely going to take a village. Happy Friday!  Want to get the best CRE news straight to your inbox each week? This Week in Real Estate News. Concentration. Just like the school go-er crowd, focus is hard. There are conflicting expectations regarding the future of office space and it's occupancy. With only a 7% increase in office space requirements between 10,000 and 20,000 square feet since 2019, will they come back? Investors are betting on it.  Fire sales of office buildings are becoming more common, and there are bargains to be had on buildings for sale. The rally for office space is starting to gain some traction, but CRE still awaits a rate cut. Short week, folks. Get out and enjoy the weather. This Week in Real Estate News. Perspective. The past five years have definitely given the CRE world a run for their money. Vacancy rates are high, snapshots prove shifts in trends with larger office thriving better than smaller office space (a significant change from 2023), banks are tightening their reigns on lending standards and with the election, the office market may fall short. While these seem to be challenging times, the navigation is still on track and performance is continuing to show growth. Patience is a virtue. CRE will prevail. Enjoy the weather this holiday weekend.  Want to get the best CRE news straight to your inbox each week? This Week in Real Estate News. Acceptance. It's looking like inflation will meet property tax increase in the Twin Cities. What does this mean? For starters, young buyers are second guessing the investment. Hybrid work is not only dominating most large companies, it is seeing positive results. The dilemma still exists between renovation and new construction. The jury is out, but the focus is definitely heavy on creating office amenities and modern outdoor spaces. Lots of office space conversions in bigger cities, and redevelopment of commercial to residential. Are we wrestling the wrecking ball? Ponder this at the fair. Fried ranch??? It is one of Stephanie March's top picks. (LuLu's Public House) Enjoy the Great Minnesota Get Together this weekend. Happy "Fry"Yay.
