Earlier today, CalMatters released an article about how “eye-popping” construction costs continue to intensify California’s chronic housing shortage. 🏠 “As the yawning gap between demand and supply, especially in urban areas, pushes costs upward, it drags down the economy by discouraging investment in job-creating businesses; it drives employers and their workers to other states where they can afford housing; it fuels the nation’s highest level of functional poverty and it’s the major factor in California’s worst-in-the-nation homelessness.” At ReMo, we believe that sustainable, affordable housing is a fundamental right. Last month, Harvard's Joint Center for Housing Studies released its yearly report—The State of the Nation's Housing 2024. 🏡 "Homeowners and renters across the US are struggling with high housing costs. On the for-sale side, millions of potential homebuyers have been priced out of the market by high home prices and interest rates, while the number of renters with cost burdens has hit an all-time high." The report found that buying a home in California became increasingly unattainable in 2023, especially in cities like San Jose, Sunnyvale, Santa Clara, and Los Angeles. With median home prices soaring and wage growth failing to keep pace with inflation, the housing crisis is poised to worsen. This disparity highlights the unsustainable nature of the current market dynamics. At ReMo, we believe modular construction is the solution to this crisis. In a recent presentation by Bob Willard at Sustainability Advantage for USGBC-LA's Net-Zero Accelerator, our team learned some great information about the benefits of green buildings that we wanted to share. 🔍 It's often perceived that the incremental costs for green buildings are high, but the reality is different. Commercial green buildings cost just 6.5% more to develop on average, yet they rent for 13.3-36.5% more. 💧 The total NPV (net present value) of water, energy, and maintenance savings provided by green buildings is $11-$13/SF. This means the $3-$5/SF initial investment yields a positive ROI in the long term, with a 20-year net benefit. 🌱 But that's not all! The productivity and health benefits are substantial, ranging from $36-$55/SF. This is due to factors like improved daylighting, better air quality, and avoidance of off-gassing substances, all contributing to enhanced health and mood for occupants. As we all know, many regions in the U.S. face a severe shortage of affordable housing. Rising homeownership costs and exorbitantly high rents are causing households to spend over 30% of their income on housing, with Black and Latino households disproportionately affected. ‼️ The root cause? A longstanding supply-demand imbalance, compounded by red tape and inefficient fund use. California, facing one of the most dire housing shortages, is setting ambitious goals to turn the tide. The state aims to add 2.5 million new housing units by 2030. Recent legislation is helping reduce legal barriers and making it easier to produce new housing units, but it's going to take collaborative efforts to solve the housing crisis. 🏠 It's time for change. By simplifying processes and reducing unnecessary costs, we can build more homes and help more people in need. As we make plans to establish a bigger factory for manufacturing our net-zero homes, we are seeking data sets on inputs and outputs for modular factories or zero-carbon homes. These could include materials, energy, CO2 content, and more. 🌿 Think of it like the lifecycle of a coffee maker: there are various components and processes involved in both its construction and its ongoing use. From the coffee beans and paper filters to the aluminum and glass used in the machine, every element and process, from assembly to usage and disposal, is accounted for. This detailed data helps optimize the production and functionality of the coffee maker. ☕️ In a similar way, we need comprehensive data on both the manufacturing and ongoing operations of zero-carbon modular homes.
