Boynton Beach has been an attractive market for industrial users given its central to Palm Beach County serving both West Palm Beach and Boca Raton. The Property was acquired in 2021 and was repositioned by converting the excess parking lot to fenced IOS and repainting the exterior of the property. The current tenants are ABC Supply Co and SRS Distribution. This Property has 24’ clear heights and is in the heart of Palm Beach County’s most active industrial park. Redfearn Capital is pleased to announce the closing of two more industrial assets in Palm Beach County and Jacksonville, FL. The first being a small bay industrial property in Lake Worth, FL. Redfearn Capital repositioned the asset shortly after closing by updating the painting, landscaping and property signage. The second asset acquired is 183,000 sq ft in Jacksonville, FL. The acquisition team had been tracking this deal for several years. The timing was right for both the Buyer/Seller and we were able to close out our 2nd fund with TPG Angelo Gordon with this closing. Redfearn Capital's featured property this month is 440 Tall Pines Rd, West Palm Beach, FL! Tall Pines was acquired in January 2023 for $10 million and is comprised of 24 small bay industrial units. The Property has been repositioned post-closing converting leases from Month-to-Month to short term multi-year leases. The operations team also completed a full re-roof within the first few months of ownership.
