While fears of a recession have risen, one positive outcome for the real estate market was that refinancing activity spiked by 16% WoW and 59% YoY according to the Mortgage Bankers Association’s Weekly Applications Survey. Still, refinancings remain low by historical standards and it will take more than a September rate cut to relieve America’s housing affordability crisis.

While unsurprisingly the federal funds rate was held steady for the eighth straight FOMC meeting, the question now becomes, not if rates will be cut in the September meeting, rather by how much. Given Friday’s weaker-than-expected jobs report that saw the unemployment rate tick up to 4.3% along with other weaker economic data throughout the week, market pricing now implies there is greater likelihood for a half point cut than for 25-bps in September. Even so, it will take more than 25 to 50 bps of interest rate cuts to help relieve America’s housing affordability crisis. In addition to there being a shortfall of at least 1.9 million homes, the cost of homeownership has reached an all-time high in the second quarter, outpacing the cost of renting by the largest margin on record.
