The 19th century brick and granite Continental Mill once housed a cotton mill, shoe manufacturing, and a competitive cheerleading center. It's next life will provide 380 apartments for the local community, located close to downtown Lewiston, Maine with picturesque views of the Androscoggin River. The Lewiston planning board recently approved 👏 a redevelopment to transition this 560,000sf structure into housing, a restaurant, offices, and light industrial space. The architectural design will preserve the historic building's existing beams, flooring, stairs and railings, decking exposed at the ceilings, and window openings. Downtown Rochester, NH is kickstarting a revitalization. ✨ Rising from the historic streetscape, The Howard is the first modern ground-up new construction on North Main Street and now the tallest building in Rochester. As one of the city's first redevelopment projects, this market-rate apartment and retail project is a welcome repurposing of the long-vacant site. Art deco styling at the façade is a nod to the site's former retail structure, with select panels precisely replicated from the original building. The 55,000 sf new build faced challenging height variations, existing nearby structures, and snow load concerns that influenced its configuration. Now complete, 45 modern apartments of one- and two-bedrooms are welcoming new residents. Restaurants and shops that flank the building along North Main Street hum with activity. People stroll the sidewalks. The Howard stands tall among the fabric of this historic, storied city. Poised for the future that lies ahead. Our office expanded into the adjacent space. Then upstairs. And upstairs again. We spread to Austin. Then St. Louis - which moved to Nashville last month. We made the Inc. 5000 list of fastest growing companies 3 years running. Our projects got bigger. And some stayed small. We've stayed true to who we are. We work with good people. We listen first. Create beautiful design that functions well. As we celebrate our 8th birthday 🎈 MSA is a team of 50 talented, enthusiastic professionals. We work with visionary clients who value partnership. Why does a pine tree 🌲 top the last steel beam erected on a construction site? It's a longstanding tradition going back thousands of years, with varied theories about its origins. Viking mead halls. Scandinavian celebrations. Appeasing forest spirits. Or simply marking a safe construction site. All of these are possible explanations for the tree. Combined with an invitation for the project team to sign the last beam and have their name forever inked within the building's frame, this tradition offers a moment to gather and celebrate all of the work required to get a building to this stage. Our team got to enjoy a topping out ceremony at our 250-unit Barra Road multi-family project yesterday in Biddeford, Maine. 🎉 We signed the beam, watched it lift into place atop the building, and toured the interiors under construction. We're deeply thankful for everyone who helped this project get to this place, and had a great time acknowledging our shared accomplishment. Summer's on and the kids are headed to camp. Whether we have our own camp memories or are prepping our kids for their summer days, the team at MSA knows how important the camp experience is. A few of us had the chance to help the YMCA of Greater Boston’s overnight camps in NH get ready for their incoming campers. We painted, built risers, and pitched in together to support our community and the kids.
