    On this last Acquisition installment, I wanted to take time to thank our spectacular partners not just for trusting us enough to bring us in on deals, but more importantly; to congratulate them on an amazing year's end. Is our construction lending platform still going strong? Absolutely. Is it true that our Acquisition pricing is INSANELY competitive? You bet. But, we would be absolutely nothing without our amazing bank and CDC partners; so again, thank YOU so much for doing what you do, and here's to beating this year's numbers next year! Looking forward to helping whenever and wherever we can.

    Episode 3 of “Lincoln Capital’s Monthlong Acquisition Spectacular”, coming at you LIVE. For this installment, we have a pretty great solve on our part, that we are all extremely proud to have been able to pull off, with a little help from our friends. The borrower had a very firm close of escrow date, and if the deal wasn’t closed by then; they’d lose it altogether. We were brought in decently late in the game, and we were able to dive in and get the deal done— what that looked like behind the scenes, was working tirelessly with 2 of our AMAZING partners, Regional Business Assistance Corporation and KeyBank and going from first hearing about the project to close in SEVENTEEN (!!) days. As always, it was great to be trusted enough to be brought in to help, and we look forward to more opportunities. We look forward to hearing from you!

    Alright, as promised; here is the 2nd entry in the “September-Monthlong-Acquisition” event.    Situation: The borrower was moving a business that was being run from inside his parent’s home, and scaling up to an office about 4 miles away.    Problem? A large national bank was looking at the deal, but decided to pass a few weeks before the close of escrow date.    FCB was on board to do the deal, but wasn’t in a position to get the approval done and close before the close of escrow date.    Solution? Lincoln provided the 1st and 2nd lien interim loans so the borrower wouldn’t lose the property.   We were extremely fortunate to get to help with this one, and as always; getting to build on our great relationship with Golden State Certified Development Corporation, First Citizens Bank and Horizon Commercial Capital.     You’ve asked, and we’ve answered. Lincoln Capital has now added interim acquisition lending as one of our main offerings!   Competitive pricing, flexible credit box & closing speed round out some of the primary benefits of this program; and to really showcase the initiative-- we’ll be highlighting one deal that we got to work on, every Friday this month!   To kick us off, our first is a MASSIVE $20M refi on a poultry processing facility in Compton, CA. Any chance we get to work with TMC Financing, Momentus Capital, or Horizon Commercial Capital is a win for us, so to be able to help all THREE at the same time, in one deal, was an absolute dream. Utilizing the flexible credit box of the program was a massive help in getting this one closed; with a huge thanks to our partners throughout the process as well.   If you have any questions about our acquisition program, please don’t hesitate to reach out – we look forward to hearing from you.

    If y'all are anything like us, then you're SHOCKED that it's already May. Luckily, we've been extremely busy, so a new month with new deals is always more than welcome. With these "spotlights" we love to highlight our partners for the wonderful work they do, and this one is no different -- California Statewide CDC was working with one of their awesome bank partners (INTQ Financial) on the purchase of a large office building in Santa Ana, CA with a 504 loan. The bank expressed that they would like to limit their exposure on the deal, and we got the call to see if we could help and get it over the finish line. Specifically, we were brought in to provide 2nd lien financing during the interim to limit the 1st lien bank's (INTQ Financial) total loan exposure and provide loan funds for the improvements of the building (Solar Panels). Both groups were absolute rockstars and a dream to work with, and as a testament to that, we were able to get the loan closed 6 weeks from when Lincoln was first called. We can never say it enough, but thank you to our wonderful partners for giving us these opportunities. And a special shout to California Statewide CDC & INTQ Financial for trusting us with this project!     One of the best parts about getting to do what we do is having some amazing partners nationwide. A fantastic “problem” for us to have is that it can be nearly impossible for us to choose just one to showcase. BUT, we’re going to try and do just that. This year, we’re starting our QUARTERLY HIGHLIGHT, which essentially is a way for us to brag on our amazing partners. This quarter, Pursuit has been nothing short of amazing to work with— whether it is closing deals, or starting new ones; there has been no shortage of grace and expertise. With Pursuit, and all of our partners, we are always so grateful to be able to help, and always thankful for new opportunities. So, as a token of our appreciation, enjoy some wine on us!     At Lincoln Capital, we love to highlight successful deals, and celebrate our wonderful partners. This February, we were excited to have our very first payoff of a project in the Pacific Northwest! This was a ground-up construction of a 43,500SF industrial center in Yakima, WA. We were fortunate enough to partner with Northwest Business Development Association & harvest. During the 10 month term, our construction team worked with our lending partners to deliver a completed project on-time, and within the budget; ultimately allowing the borrower to grow their business. As always, we are fortunate to be trusted to help on these projects, and are excited for every opportunity. We look forward to your next call!
