LIHTC Tax & Accounting Opportunity in New Product Development A leading national financial services firm and repeat client of KM Partners has retained us in the search for an experienced LIHTC Tax Professional to help lead new product development to support their significant focus on growing their Community Investment Platform. This is the opportunity to work closely with the Senior Director of Finance and Operations to collaborate on creating innovative solutions to help expand their LIHTC, NMTC, and Historic Tax Credit business by determining how best to increase their production volume through program research, including in-depth knowledge of tax, and accounting, to understand how best to offset tax liability when utilizing these types of tax credits. Our client has a strong preference for a CPA who is knowledgeable of and experienced with Partnership Tax (K-1’s) returns, accounting policy, financial reporting, and annual/quarterly budgets and forecasts, etc. to align new product development with the current state of the market based on their understanding of the tax implications of LIHTC projects and challenges with accounting for these types of tax credit deals. This role will collaborate cross functionally with leadership and teams in offices across the country to introduce and educate them on new Tax Credit programs and initiatives. After another busy and demanding tax season, this is the opportunity to step away from public accounting to leverage your LIHTC tax experience into an innovative role developing new products that will best serve clients in the Tax Credit marketplace. Asset Management Leader: - 75% of their Asset Management experience is focused in multifamily affordable housing and 25% is focused in market-rate multifamily housing - Broad Asset Management experience including working with stabilized assets, acquisition-rehab and new construction projects, and troubled assets - Experience with 9% and 4% deals, HUD, Project-Based Section 8, RAD, and players with multiple layers of financing - Has worked with assets/projects in 46 states - Experience working with portfolios as large as 120 properties and ~30k units - Properties have ranged from 98 units to 480 units - Strong relationship cultivation and management skills - 50/50 LP vs. GP experience in Asset Management - Well-versed in working with the legal and financial sides of Asset & Portfolio Management - Has worked closely with internal and external attorneys/legal teams - Responsible for helping to put together all the PSAs when selling or buying including working through due diligence and handling all of the day-to-day during tax and audit season and working closely with the Accounting group - Leadership and managerial experience including managing 6-8 Asset Managers - Proven track record of success creating and implementing new processes, procedures, policies, and systems - All capital improvements, rehabs, resyndications, etc. went through Asset Management at their most recent company - Helps put together applications, works with Architects, gets costs, relays information to Analysts to run the models, handles all the bidding, etc. - As soon as the Capital Transactions team struck a deal, this individual was were involved in the acquisition and/or disposition process - Responsible for every single transaction on the GP side including signing off on all PSAs and signing all the guarantees - Handled all communication with the buyers for single assets or portfolios as large as 30 assets - Point of contact for every REAC that happens in every state in the portfolio - Every document with the state agency goes through this individual  - Very well-versed with REACs, state agencies, loan requirements, insurance, etc. - Works with syndicators, vendors, lenders, third-party management companies, etc. - Responsible for reviewing each budget for each property every year - Well-versed in working with nonprofit partners and working through the process to ensure tax documents are filed appropriately; ensures tax exemption paperwork is filed each year   Are you interested in seeing the full resume?
