Our team, Lauren Zullo, Scott Frye, Melissa Galek and Victor DeRamus, CPA joined HUD Deputy Assistant Secretary for Multifamily Housing Programs, Ethan Handelman, among others, to celebrate the announcement! With the investment, Jonathan Rose Companies aims to make crucial improvements to enhance resilience, sustainability, and quality of life for the residents living in all three developments. Across all three properties, some of these improvements include upgrading the roofs, adding roof-top solar panels to the buildings, and upgrading windows to make them more energy efficient. Plymouth Square Village is a 280-unit affordable community that consists of a 202-unit tower and 78 townhomes, and all units are affordable under a project-based Section 8 HAP contract with elderly preference in the tower and family occupancy in the townhomes. Amenities include a playground, community kitchen, computer room, and fitness area, as well as a wellness room where physicians can conduct health exams for the residents. The property also includes a full-time Resident Services Coordinator, who helps the residents engage with local services such as housekeeping help, meals, and medical services. Cambridge Tower is a 14-story, 250-unit Senior Section 8 property that was also an original pilot site for Jonathan Rose Companies’ Communities of Opportunity model and has successfully provided enhanced health and wellness services on-site as well as increased programming and services provided by community partners in the areas of hunger elimination, safety programming, stress reduction, education, and youth development. The property also includes a full-time Resident Service Coordinator who helps the residents engage with local services. North Port Village is a 251-unit Senior Section 8 complex located in Port Huron, MI, 60 miles north of Detroit. The property includes a ten-story high-rise tower and 14 detached townhome and garden-style flats. North Port’s amenities include a playground, basketball court and a clubhouse. North Port Village features Communities of Opportunity programming including 16 garden plots, bike racks, healthy vending machines, yoga, bus service and a local service reference guide. Jonathan Rose Companies in partnership with the Braintree-based developer The Schochet Companies announce the acquisition of Taurus at Fountain Hill in Boston, MA. Taurus at Fountain Hill consists of 73 affordable apartments. All units are rent-subsidized under a Project-Based Section 8 contract. The apartment complex was originally developed in 1981 and is in the Lower Roxbury neighborhood of Boston, proximate to Nubian Square. The location offers residents convenience, with access to transportation, restaurants, grocery stores, Nubian Markets, and the Benjamin Franklin institute of Technology all within walking distance. Rose and Schochet were awarded a $2.92 million loan from the City of Boston’s Acquisition Opportunity Program administered through the Mayor’s Office of Housing. This funding provided meaningful support to facilitate the long-term preservation of this critical affordable housing stock. "We are thrilled to acquire Taurus at Fountain Hill, a vital affordable housing asset located in the heart of Boston's historic Roxbury neighborhood. As Boston continues to experience rapid gentrification, Roxbury remains one of the few areas offering affordable living options, and we are committed to preserving and enhancing this invaluable community resource,” said Nathan D. Taft, Chief Investment Officer at Rose. After the acquisition, Rose and Schochet plan to invest in a major renovation of the property. Work will include major systems upgrades, window replacements, updates to apartments and community spaces, and significant greening improvements. "This was a complex transaction, and we are immensely thankful to all the agencies that collaborated closely with us, including HUD and the Mayor’s Office of Housing. We are excited to undertake a community-focused renovation that will ensure Taurus remains a safe, green, and affordable community for many years to come," said Max Jawer, Senior Director of Acquisitions at Rose. Rose and Schochet purchased Taurus from Cruz Companies. CBRE’s Simon Butler and Biria St. John brokered the sale, which brings Rose’s Massachusetts portfolio to over 650 units under ownership. “We are so pleased to work with Rose once again to preserve and improve another critical affordable housing resource and to make major physical upgrades to improve the quality of life for our residents,” said Richard Henken, Schochet’s President. As part of its Rose Social Impact program, Rose will be hiring a dedicated resident services coordinator to support the residents of Taurus at Fountain Hill by introducing social services programming and making connections to vital local resources. On Tuesday (6/18) Jonathan Rose Companies, U.S. Department of Housing and Urban Development, Chicago Department of Housing, Chicago Housing Authority and the BJW Tenant Council celebrated the Ribbon Cutting / Renovation of Barbara Jean Wright Court Apartments! Barbara Jean Wright Court Apartments, is a 272-unit family mixed-income community. The $47 Million Renovation includes a newly constructed 5,000 square foot community clubhouse plus the renovation of all units that feature quality-of-life improvements for residents like upgraded unit interiors, all new bathrooms and kitchens, new landscaping and a new playground. The renovation also addressed all deferred maintenance, with a focus on energy efficiency updates, including new windows, new heating and cooling, new lighting, new roofs and insulation. The property expects to receive Enterprise Green Communities certification before the end of the year. The renovation of BJ Wright Court Apartments preserves and rehabilitates critical housing near downtown Chicago, close to some of the best schools in the area. The project included the ground-up construction of a 5,000 square foot community clubhouse that features a leasing office, conference rooms, computer lab, fitness center, classroom and a multipurpose room with a full-service kitchen and recording studio. The multipurpose room is sized as a half-court gymnasium and will serve as a new hub for community activity and connection. Jonathan Rose Companies worked with the City of Chicago, their Department of Housing and the local alderpersons, to identify $7.9 million in funding for the renovation. The U.S. Dept. of Housing and Urban Development renewed the existing Section 8 Housing Assistance Payments contract for another 20 years and The Chicago Housing Authority committed over 100 new Project-Based Vouchers and Housing Choice Vouchers for existing and new residents at the project. Rose also worked with the local utility providers to secure rebate funding for additional greening measures and insulation.
