Over the last few months, we’ve heard some insightful market trends from our Housing’s Rising Leader’s participants. 🌟 Here’s a quick recap from our recent meetings: 🐣 The spring selling season is tapering down as builder sentiment softens amidst elevated rates. However, builders are still able to meet the market thanks to rate buydowns and incentives (ex: closing costs). 🏘 Resale listings are increasing, but many resale homes need major updates, potentially limiting sales as buyers prefer move-in-ready homes. This trend could favor production builders with new homes and incentives. 🏞 Land banking is becoming more common among builders because it helps de-risk balance sheets. Land banking is also shifting to multifamily, not just single-family. 🏬 On the apartment side, there is some oversupply risk, but demand is expected to catch up as high rates keep people renting.
