Yesterday, we gathered to honor the legacy of Irwin B. Cohen with the unveiling of Irwin B. Cohen Way. The ceremony, hosted by Councilman Erik Bottcher and attended by NY State Senator Brad Hoylman-Sigal, took place on what would have been Irwin’s 91st birthday at the corner of 15th St. & 9th Ave. Irwin Cohen, who passed away at 90, was a true visionary instrumental in transforming the abandoned Nabisco Factory into the culinary hub we know today as Chelsea Market. Cohen's vision and leadership helped to turn a disregarded space into a destination that showcases the diverse tapestry of New York's culinary offerings. In addition to stimulating economic and cultural growth in the area, Cohen fostered a sense of community among the residents, businesses, and artisans who work and thrive in Chelsea Market and the surrounding area. His efforts shaped the fabric of the city and the millions of residents, workers, and visitors have him to thank for much of the growth that spawned from his work. #commercialrealestate #CRE #newyork #meatpacking

Utilizing all aspects of a property, including rooftops, is crucial for maximizing our spaces and enhancing sustainability efforts. We recently installed a 350-kilowatt solar energy system at The Exchange at Larkspur Landing, an office campus in Larkspur, CA, north of San Francisco. Our partnership with Wunder aims to deliver energy cost savings and reduce the property's environmental impact by generating 570,320 kilowatt hours of power annually, offsetting over 878,370 pounds of CO2 emissions. With U.S. Green Building Council LEED certified Platinum or Gold buildings, ample green space, and local honeybee hives, The Exchange at Larkspur Landing is a prime example of our sustainability program in action. #commercialrealestate #CRE #sustainability #innovation

Today marks 100 days until 2025, which we will celebrate with the famed New Year's Eve Ball Drop at One Times Square in New York. The building is still under construction, but slated to open next year as a 21st century visitor center for New York City. The reimagined One Times Square, which will open much of the building’s interior to the public for the first time in decades, includes a new viewing deck, museum experience, and 12 floors of technology-enabled brand activations. #commercialrealestate #CRE #OneTimesSquare #2025 #NewYorkCity

At our historic properties, we view ourselves as temporary torchbearers of the rich history and stories they hold. Our mission is to honor a building's legacy while updating it for modern tenants and visitors. Navy Yard Charleston exemplifies the value of preserving historic sites. Established in 1901, the Charleston Naval Base significantly contributed to national defense and local industry, spanning 1,575 acres along the Cooper River. Its activities ranged from shipbuilding to essential wartime operations, making it a cornerstone of Charleston's economic and social fabric. Though the base closed in the 1990s, it is in the process of being reborn as Navy Yard Charleston. This year saw the delivery of the Storehouse Nine live/work units and makers studios, welcoming artists and craftspeople back to this historical area. Navy Yard Charleston seeks to celebrate, amplify, and cultivate new opportunities for the people, businesses, makers, purveyors, and innovators of the region and beyond. At their best, the places we create can be the backdrop to profound human connections - where life's most important moments happen. We were moved by the story of an 18-year-old leukemia survivor from Brooklyn meeting his bone marrow donor for the first time at the rooftop of Pier 57 in New York City. The bone marrow transplant - and the human connection - was made possible by DKMS US, an international nonprofit focused on increasing the number of bone marrow and blood stem cell donors. Public art has the ability to create vibrant, engaging spaces that foster community and enrich tenant and visitor experiences. Our efforts at Industry City in Brooklyn are a prime example. While we have been integrating art into our properties for decades, we are glad to see this is a growing trend in the industry, as covered by The New York Times. Adaptive reuse allows us to be stewards of a property's history for future generations, preserving its unique character while providing functional modern uses. This approach not only honors the past but also enriches the present, creating spaces with deep historical roots and contemporary relevance. Chelsea Market is a prime example of adaptive reuse, seamlessly blending past and present. The area has long been a hub for food; the elevated railway that later became The High Line originally served wholesale butchers, while the National Biscuit Company established its factory there in the nineteenth century. In fact, the "Oreo Biscuit" was first developed and produced at the factory that would later become Chelsea Market. Attracting 6 million visitors annually, Chelsea Market has become an internationally recognized destination for food. For local foodies and tourists alike, the Market offers a variety of exploration opportunities, making it possible to spend an entire day there without growing bored—or going hungry. Jamestown sold Chelsea Market to Google in 2018 and currently manages the property’s food and retail. #adaptivereuse #histrory #commercialrealestate #CRE #NewYorkCity
