ICE data shows falling interest rates have improved affordability to its best level in more than 18 months. With 30-year rates at 6.09% as of September 19th, the mortgage payment required to purchase the average priced home has fallen to $2215, down $241/mo(-10%) from May. To put that in context of income, it currently requires 32.8% of the median household income to make those monthly mortgage payments. That’s still more than 8 percentage points above the 30-year average, but it marks the best affordability level since February 2023. So what does improved affordability mean? While it has brought more buyers back to the market, the response has been somewhat modest. Adjusting for seasonality, purchase applications have increased in recent weeks, hitting their highest levels since March. However, volumes are well below the levels we saw in early 2023, which is the last time mortgage rates and home affordability were at similar levels. Gunnar Blix and I will be digging more into this in next week's full Mortgage Monitor report.
