We’re excited to spotlight our fourth intern, Jacob Davis, in our #FridayFeature series! Jacob is majoring in Finance with a minor in Real Estate at Santa Clara University. 📈 Projects and Tasks Jacob was instrumental in assisting with the loan production process this summer. He underwrote properties, created loan summaries, and developed loan packages that highlighted key aspects of the property, tenants, and market for potential lenders. Additionally, Jacob contributed to business development by creating a property owner contact database to generate future leads. 💼 Skill Development Jacob has gained extensive experience in lease reviews, underwriting, loan packaging, and lender outreach. His proximity to the producers in the office has given him invaluable insights into the production process and different business development styles. This exposure has significantly enhanced his understanding of the intricacies of the industry, and he’s even kept up with “industry talk” at networking events. 🏆 Memorable Experience A standout moment for Jacob was working independently on a deal that has grown from a single-tenant property to a portfolio deal with a target loan value exceeding $40 million. This project has become a highlight of his internship, giving him the confidence and satisfaction of managing a deal and feeling like a true contributor to the team. 🤝 Team Experience Jacob values the collaborative environment at Gantry, where he’s constantly learning from full-time associates and other team members. He’s particularly grateful for the time spent with Tony Kaufmann, listening to borrower/lender calls and working on deals together. Our team at Gantry is grateful for another opportunity to assist in sourcing debt for a Class A industrial building in the SW Valley. Our client was seeking long-term, fixed-rate debt for the purpose of acquiring the asset. We quickly identified one of our life company correspondents who was able to meet the client's objective to obtain a 7-year, fixed-rate execution, that included a flexible prepayment penalty. This life company source was able to commit and fund the non-recourse loan in roughly 45-days. It was a great outcome for all parties. Murphy Osborne and I are pleased to announce the successful closing of $12,800,000 in bridge financing for Carson Plaza. The 80,838-square-foot retail center accommodates 30 tenant spaces, including anchor and junior anchor spaces that are currently in lease-up. The proceeds from the bridge loan will be used to pay off existing debt and fund strategic lease-up efforts and tenant improvements.
