    🔍 𝐖𝐢𝐭𝐡 𝐚𝐥𝐥 𝐭𝐡𝐞 𝐫𝐞𝐜𝐞𝐧𝐭 𝐧𝐞𝐰𝐬 𝐨𝐮𝐭 𝐨𝐟 𝐃𝐂 𝐨𝐧 𝐫𝐞𝐧𝐭 𝐜𝐨𝐧𝐭𝐫𝐨𝐥 𝐩𝐨𝐥𝐢𝐜𝐢𝐞𝐬 𝐈 𝐟𝐢𝐠𝐮𝐫𝐞𝐝 𝐈'𝐝 𝐩𝐫𝐨𝐯𝐢𝐝𝐞 𝐬𝐨𝐦𝐞 𝐢𝐧𝐭𝐞𝐫𝐞𝐬𝐭𝐢𝐧𝐠 𝐝𝐚𝐭𝐚 𝐫𝐞𝐜𝐞𝐧𝐭𝐥𝐲 𝐩𝐮𝐛𝐥𝐢𝐬𝐡𝐞𝐝 𝐟𝐫𝐨𝐦 National Apartment Association (Naahq) 💡 Now as a self-identifying Monday morning economist, I tend to approach all restrictive policies that come from DC as ineffective because they try to manipulate the nature of supply and demand in the marketplace--which, in my opinion, is a losing battle. And most of the research you'll find on rent control will focus on that supply & demand talk tract. However, a recent study done by Capital Policy Analytics, which was commissioned by NAA, focuses on how rent control policies may have unintended consequences that impact both housing quality and neighborhood conditions. Some key insights from their study reveal: 1. 𝐎𝐩𝐞𝐫𝐚𝐭𝐢𝐨𝐧𝐚𝐥 𝐂𝐨𝐬𝐭𝐬: 93% of every rent dollar goes toward necessary operational expenses, leaving housing providers with narrow margins. 2. 𝐐𝐮𝐚𝐥𝐢𝐭𝐲 𝐃𝐞𝐜𝐥𝐢𝐧𝐞: Doubling rent-controlled units can lead to:   - 16.2% increase in severely inadequate housing   - 13% rise in heating malfunctions   - 16.2% increase in mold problems   - 25% increase in pest issues 3. 𝐍𝐞𝐢𝐠𝐡𝐛𝐨𝐫𝐡𝐨𝐨𝐝 𝐈𝐦𝐩𝐚𝐜𝐭: Rent control correlates with:   - 15.9% increase in serious crime reports   - 17.3% increase in petty crime   - 15% decline in perceived school quality   - 19.6% rise in neighborhood cleanliness issues Now I must admit that it's really hard to draw conclusive evidence that rent control policies are the cause of these data points--and many could assume that these issues already are exacerbated in these areas, and that rent control is aimed at ensuring existing communities stay intact rather than push them out due to #gentrification. Fair point, and there's likely some validation behind that. However, with 43% of U.S. housing stock built before 1980, the need for continuous renovations is critical. And since rent control policies may hinder the necessary upgrades and investment, these neighborhoods seem to losing the long term war that is creating and sustaining both equal and equitable housing. The data is fairly clear that the antiquated forms of rent control that has been coming out of Washington needs a total revamp. I think sustainable solutions, such as Section 8, are essential for long-term affordability and quality housing, but in their current form they are simply not working.
