Terraces East Photographs Cunningham | Quill Architects (CQA) is excited to share new photographs of our completed Terraces East project. Working together with Affordable Homes & Communities (AHC), CQA designed Terraces East, a new 77 affordable apartment-home community, as the first phase in the Terraces at Arlington View redevelopment of existing affordable housing in the Arlington View neighborhood of Arlington, Virginia. While capturing these photographs, we appreciated the opportunity to see residents and staff living and working in AHC & CQA’s completed shared vision for the Terraces East site: enjoying the pastoral views from the courtyard of the golf course beyond, relaxing on the neighborhood-facing front porch, hanging out in the community room, chatting in the lobby, and interacting together in the leasing and resident services offices. We’re proud of our contribution to their home and the community and look forward to the next phase of the overall redevelopment: Terraces West. DCOP Downtown DC Public Realm Plan We are thrilled to announce the recent completion and issuing of the Downtown DC Public Realm Plan in our collaboration with Gehl Architects, Jon Stover & Associates, Link Strategic Partners, & Access, the DC Office of Planning (DCOP), and Mayor Bowser to craft the future of downtown Washington D.C. in response to the impacts of the pandemic. Over the past year we have worked to craft a plan designed around four catalytic projects to support a vision for a “people-first” downtown through a series of design charrettes and workshops with the community, DC governmental agencies, local businesses, the downtown BIDs, and others. The resulting plan celebrates the historic L’Enfant Plan to transform public space into a vibrant, safe, and active environment that welcomes new residents and visitors and contributes to a healthy economic ecosystem. We’ve collaborated with a wonderful team for this effort that is so near to our hearts (and office). We are so excited for what’s to come for Washington, DC! Partners for Sacred Spaces: Episcopal Church of the Resurrection Article We were honored to have Founding Principal Lee Quill, FAIA featured in the Winter Issue of Sacred Places Magazine, focused on “Envisioning a Future for Sacred Places in Transition”.  In an interview article “An Architect’s Perspective”, Lee shared his experiences working with The Episcopal Church of the Resurrection in Alexandria, Virginia, and Affordable Homes and Communities, Inc (developer) on the process of creating 113 units of family affordable housing on a religious property, while also retaining and designing space for continued congregational worship in a new smaller church, all on a tight budget. Washington on Foot   Cities are best experienced on foot and our very own Washington DC is one of the most historic and walkable cities in the US. CQA is excited to share that Ralph Cunningham, FAIA contributed to the Sixth Edition of Washington on Foot, which is available now. The publication is an essential walking tour guide, co-edited by our friends Bill Bonstra, FAIA, and Judith Meany, and in partnership with the Smithsonian Institution, that provides rich information on the city’s history and culture, and guides readers on how best to experience Washington’s myriad neighborhoods. At the end of last month, I attended the annual Urban Land Institute (ULI) Carolinas Meeting – a two-day conference that brings together every sector of the real estate industry. I had the opportunity to connect with a large number of commercial real estate professionals, city planners and officials, architects and engineers. I’m still thinking about the great panel sessions I joined and the engaging conversations with new connections. As a new member of the ULI Carolinas Innovation in Housing Council, I was able to tour two multifamily projects in Charlotte. The first was The Joinery which is located in the NoDa neighborhood. Developed by Space Craft, the project is a multi-phased, market-rate, mixed-use residential development that is located directly across from the light rail and in a TOD (transit-oriented development) zone, which allows for increased density along transit corridors. The project provides no onsite parking in an effort to encourage use of public transit and increased pedestrian traffic in the growing walkable neighborhood. Another interesting project feature is the use of exposed mass timber as an alternative floor structure to the common open-web floor truss system. Next, we toured Parkside at Hickory Grove located in East Charlotte, which is a garden-style income-restricted apartment community developed by NHE, Inc. The buildings and individual units at Parkside were designed with thoughtful attention to detail and resident comfort. The project targets residents earning 30%, 50%, 60% and 80% AMI and, with a long resident waitlist, highlights the growing need for quality and diverse affordable housing options in Charlotte. To promote our growing presence in the Carolinas and our mission to affect positive change and placemaking in the local built environment, I was proud to represent Cunningham | Quill Architects and look forward to continuing the important collaboration with the other members of the Innovation in Housing Council and ULI Carolinas in general. Hope View Apartments    Working together with our development partners, T&H Investments and Anacostia Economic Development Corporation (AEDC), Cunningham Quill Architects is excited to share our Hope View Apartments project, which is a multifamily building that will be located in the newly expanded Anacostia Historic District in Washington, DC. In concert with Mayor Muriel Bowser’s goal to bring new affordable housing options to all neighborhoods in the District, the project consists of 42 units of affordable housing pursuing Low Income Housing Tax Credits (LIHTC) as well as approximately 8,300 SF of future tenant space located at the Ground and Basement levels that supports community needs. Sitting prominently at the intersection of Florida Avenue and North Capitol Street in Washington, DC, The Florian is a 14-story luxury multifamily residential building with 388 apartments ranging from studios to 3-bedrooms. Cunningham Quill teamed with Morris Adjmi Architects and Aria Development on the design of this project, which is currently under construction led by HITT Contracting. Residents will have access to amenities such as a penthouse terrace with sweeping views of the Washington DC skyline, a rooftop pool, club room, gym, bike storage, automated parking system, and a retail café located at the street level that will serve the surrounding neighborhood and building residents. The exterior of the building is distinguished by diamond-patterned, custom precast panels.
