Students are gearing up for the 2024 academic school year, and our CRG team is excited to give them something else to enjoy on campus! Chapter at Madison is on track to open for the fall semester at the University of Wisconsin-Madison. The 10-story student housing project will feature 534 beds with upscale finishes, including wood-style flooring, premium kitchen appliances, smart-entry systems, and many more epic amenities! The building was designed with student wellness and success in mind. Residents will have ample opportunities to connect and thrive socially on the rooftop terrace, fitness center, or gaming areas while still having enough space to focus on academics in private study spaces and conference rooms. As an art enthusiast myself, I’m proud of how Chapter at Madison fulfills CRG’s Art Mission by incorporating public art for the community by the community. A mural at the East Campus Mall entrance will showcase influential people and events from the neighborhood's past, and a cultural exhibit along the first-floor corridor on Regent Street will highlight the history of the 800 block and other significant milestones in Greenbush. This art will create an important bridge between the structure and the neighborhood while also preserving the rich stories and heritage of our communities, ensuring that future generations can appreciate and learn from the past. Huge S/O to Lamar Johnson Collaborative and Findorff for helping further establish modern campus living at the university. We are looking forward to bringing even more luxury student housing to Madison in the near future. 😉 Stay tuned for some first-look tours of the site soon!

CRG's Vice President of Design & Development, Alison Mills, joined Bisnow and a panel of industry experts at the Future of Fulton Market event. The panel explored the key drivers needed to support the transformation of a neighborhood like Fulton Market. The remarkable evolution of Fulton Market, from its meatpacking roots, to a thriving hub for top-tier restaurants, retailers, entertainment, and commercial space, is underscored by thoughtful planning and design. In Fulton Market, CRG, Shapack, and KMW COMMUNITIES are developing 220 N Ada Street - a 29-story residential building that will offer 308 rental apartments and over 12,300 square feet of ground-floor retail. Thank you to Bisnow for hosting the event and to all the panelists for their valuable contributions. #FultonMarket #Development #UrbanDevelopment #DesignAndDevelopment #CommercialRealEstate

Investors gathered last Thursday for Bisnow’s Annual Midwest Multifamily Conference. Amid a challenging CRE landscape, multifamily and student housing are proving to be the "darling of the party," attracting significant investor interest. Our own Thomas Shanabruch, VP of Residential Investments and Capital Markets at CRG, highlighted the challenges of new multifamily construction in the current financing climate, underscoring the role of aggressive private capital in driving projects forward. Panelists discussed how constrained supply and strong labor markets fuel rent growth in cities like Chicago, Milwaukee, and Grand Rapids. Despite regulatory hurdles and high interest rates, the Midwest remains a beacon of opportunity for savvy investors. CRG and Landmark Properties completed the sale of The Standard at Columbia, a 17-story, 678-bed student housing tower near the University of South Carolina. CapitaLand was a capital partner on the project and, through this transaction, acquired the remaining interest in The Standard at Columbia. The Standard at Columbia, which opened last summer and was 91.3% occupied for the 2023-24 academic year – and is 98.1% pre-leased for the 2024-25 academic year – is located on an urban infill site at the intersection of Washington and Assembly streets, steps from retail, restaurant and entertainment. After CRG broke ground on The Standard in 2021, despite a challenging economy, the project was completed ahead of schedule and under budget. The Standard at Columbia features 678 beds across 247 fully furnished studio to five-bedroom units. A generous amenity package includes a resort-style rooftop pool with sun shelves, jumbotron, fire pit, and outdoor grilling stations; complimentary tanning beds; fitness center; multi-sport simulator; academic lounge with private study rooms and computer lab; resident clubroom; bike storage; and garage parking with EV charging stations. Clayco served as the general contractor on the development, while Clayco subsidiary Lamar Johnson Collaborative was the architect. Supporting underserved communities always gives reason to celebrate! Juneteenth marks the moment in 1865 when the last enslaved African Americans were finally told they were free. While our nation has come a long way since then, there is no doubt that we are still deep in the ongoing pursuit of equality and justice. I’m very proud of The Clayco Foundation for its efforts to support historically disenfranchised communities with the Juneteenth Fund. We’re off to another successful start this year, raising $248,750 from corporate sponsors and subcontractors and over $43,500 from employee contributions! The fund aims to strengthen the vitality of socio-economically disadvantaged groups—and you still have time to participate! Join us for our “Flourishing Forward” event this Saturday, June 15th, at the Geraghty in Chicago. All proceeds will go to the Juneteenth Fund and deserving non-profits, and if you can’t stop by, you can still purchase a ticket or become a sponsor! Our team takes the time to identify the perfect recipients to use this funding, and I’m thrilled to announce that this year, donations will go to TGiMovementTools Up Foundation, INCServants For Hope, Beyond Care, Liv Recovery Sober Living, YOUNG VOICES WITH ACTION, and the Next Level Boys Academy. Each of these organizations embodies The Clayco Foundation's commitment to making a positive impact in the neighborhoods we serve. Thank you to The Clayco Foundation’s family, network, clients, and vendors for this amazing support. You can still sponsor or buy a ticket to show up at the Geraghty this Saturday!
