#TBT: The restoration and redesign of the historic DC Public Library Mt. Pleasant Branch involved extensive discussions with historic groups, local advisory commissions, layers of regulatory boards, and a series of public meetings. To ensure the existing structure takes center stage, the 7,000 SF addition was placed at the back of the main building, respecting its strong architectural character and historic nature without compromising its symmetry or balance. Linked by a glass and skylit atrium, the terra cotta paneled wing uses materiality that references the original structure. Join CORE architecture design Principal Christopher Peli at the reIMAGINE panel discussion “Architecture of Transformation” on 8/7 at AIA|DC's District Architecture Center. Chris will share his expertise on adaptive reuse and talk about the architectural design challenges and solutions to deliver the transformative architecture for Arizona State University Barrett & O’Connor Center. Christopher has led many diverse project types that range from hospitality and urban design to adaptive reuse, historic renovation, and new construction. He is a conscientious, creative team leader and mentor, who pushes the envelope by looking at obstacles of budget, tight time frames, and site conditions as tools for decision making rather than restrictions. Throwing it back to our collaboration with DC Office of Planning to deliver a framework and master plan for the redevelopment of Starburst Plaza, a prominent urban site in the Benning Road corridor. The proposed site plan encapsulated 1.7 million square feet of development, spanned over five distinct street grids, consisting of retail, restaurants, offices, residential, and a hotel development. Responding to the need of meaningful green spaces, the plan introduced a new 2.5-acre park to serve as a major community energizer and a draw to the site from the revitalized H Street NE corridor. Recognized by AIA|DC with a Residential Design Citation for Adaptive Reuse, 2501 M shows “the power of architecture to transform community.” The repositioning of the rare office-residential hybrid resulted in the increase of the building’s total floor area by almost 27,000. The thoughtful design, which also involved reskinning of the façade and delivery of green roof systems, helped revitalize the existing architecture, maximize the site’s potential, and benefit the urban landscape. We are in the office five days a week! Being physically present in our studio allows for seamless knowledge sharing and a dynamic learning environment. Here, the team is reviewing materials that help produce a first layer of refinement to the design of a new hospitality project located within a historic building in Takoma Park. #hospitalitydesign #restaurantdesign #architecturaldesign

The façade design of this substation creates life within this “unoccupied” industrial structure by employing vertical lanterns that complement bays of back-lit perforated panels disguised with what seems like an ethereal pattern. The perforation flows are taken from satellite imagery of West Antarctic ice sheets. Using the concept of a parallax barrier, a ribbed secondary layer creates a sense of movement, suggesting the façade pattern to be in motion. Daniel and Jaida from the #designteam visited Worthen Furniture Custom Iron & Brass Furniture near Richmond, VA to tour their factory. While they are known for their bed frames, they also produce tables, benches, shelvings, and other custom, high-quality furniture. We were impressed by the delicate hand craftsmanship with a small team of metal workers hand-assembling the furniture. We watched the whole process, which includes melting the metal, pouring it into cast moldings, buffing, welding, bending, cooking in an oven, and finishes. Worthen’s sales reps were very responsive to our questions, which is what we look for as an architectural design studio when working with manufacturers!
