Millennials, traditionally the prime demographic for multifamily housing, are delaying homeownership due to high mortgage rates, rising home prices, and limited availability. This trend has led to an increase in single-person households and a growing preference for rental living. The 25-to-34-year-old age group, although shrinking, continues to play a significant role in the rental market. Many young adults are staying with parents longer or opting for rental housing due to affordability challenges. As a result, multifamily housing remains a robust investment, with absorption rates climbing despite demographic trends. Single-family rentals (SFRs) are also gaining popularity, offering the space of a traditional home without the financial burden of ownership.     It seems that the real estate investment market may finally be thawing after the cliff-dive in transaction activity we’ve seen over the past couple of years. According to CoStar Analytics, midyear transaction volume nearly matched that of 2023, but trends are pointing in the right direction. Q2 2024 saw a 9% increase in transaction volume, with $117B in properties changing hands. Fed Chair Jerome Powell’s stated today that “time has come for policy to adjust”, a positive sign for increased real estate transaction activity as analysts pencil the possibility of four 0.25% rate cuts before the end of the year. Neil Dutta, Head of Economics at Renaissance Macro suggested the possibility of large rate movement, referring to Powell leaving out the world “gradual”, a word used often by some other Fed officials in recent days. John Chang, the national director of research and advisory services at Marcus & Millichap, made some compelling points in a recent video, calling out multifamily, industrial and retail as sectors that should be in investors’ focus right now. “It looks like the Fed has changed it’s tune”, and it’s a tune I expect we can all start dancing to. #RealEstate #Investing #Multifamily #InterestRates

    In Q2 2024, renter households in the U.S. increased at a rate three times faster than homeowner households. This growth is primarily due to the rising costs of homeownership, with median monthly mortgage payments increasing by about 5% year-over-year, compared to less than 1% for median apartment rents. Since the pandemic, asking rents have risen 23%, while mortgage payments have surged 90%.
