SHERWOOD PARTICIPATES AT URBAN LAND INSTITUTE CASCADIA REGIONAL HOSPITALITY INDUSTRY CONFERENCE – WILLAMETTE VALLEY – July 2024 The City of Sherwood Community Development Director Eric Rutledge and I had the fabulous opportunity to participate at the Urban Land Institute (https://northwest.uli.org/) Northwest Chapter Cascadia Regional Conference (CRC).   The ULI CRC normally rotates between Vancouver BC, Seattle, & Portland each year and this year was held in the Portland area. The (CRC) convenes real estate and built environment professionals from across the Pacific Northwest around the most important topics in the industry. Featuring keynote speakers, engaging panel discussions, project tours, and networking opportunities, CRC is one of the best real estate events of the summer. This year’s event was billed as “Uncorking the Future: Hospitality and Housing in the Willamette Valley” and was held in Portland, Vancouver WA and McMinnville. Of course these are key closely related topics for economic developers and planners in this region. The CRC drew a large audience to discuss the important issues of housing affordability which affects our ability to drawer and retain talent in the Portland area and the opportunity to grow our hospitality industry with a focus on the adjoining Oregon Wine Country. There were many panelists discussing new approaches and Sherwood had the opportunity to meet some key innovative hospitality leaders who are focused on supporting the growth of the wine industry. As I have said before, one of the key Sherwood City Council goals is to promote Sherwood as the northern Gateway to the Wine Country. We discussed ideas for industry leaders to consider opportunities in Old Town (as we work next to prepare the Sherwood Old Town Plan) and the Sherwood West Hospitality District.   As always, please feel free to reach out to me with your questions and ideas. They are so welcome!! I am always available to you at Bruce Coleman, Economic Development Manager, City of Sherwood, Oregon. Office: 503-625-4206.4206. [email protected]

RARE OPPORTUNITY TO LEASE 2nd GENERATION RESTAURANT/EVENT VENUE/RETAIL SPACE IN THE HEART OF OLD TOWN SHERWOOD: 22418 SW PINE STREET, SHERWOOD, OREGON US We don’t often see restaurant/retail spaces becoming available in Old Town Sherwood. For that reason, I was very pleased to see the attached real estate flyer for this 4,861 SF building which is now available for lease in historic Old Town Sherwood. The space is a prime location in Old Town Sherwood which is the “heart” of our growing family-friendly community. Old Town is anchored by the Sherwood Center For the Arts, City Hall, the Public Library, the Sherwood School District administrative center, numerous eating & drinking establishments, and unique retail and creative artist spaces. Old Town is the backdrop for most of the community’s significant festivals such as the upcoming Robin Hood Festival, Sherwood Holiday Festival, the Wine Walk, Art Walk, Sherwood Rotary Wine Festival, the Saturday Farmers Market, the ever popular Cruisin’ Sherwood, the Party on the Plaza, and Movies in the Park – all of which drawer many visitors to our town center. The Sherwood Center for the Arts is the centerpiece of Sherwood’s very strong arts, creative and cultural community and a gathering place for local and regional artists as well as a gallery and events center for Sherwood and the entire South Metro area. New mixed use development is underway in downtown Sherwood reflecting strong investor interest in Old Town. The Sherwood Main Street Association works in partnership with the City to help facilitate the growth of unique businesses. The City will be beginning work soon on the preparation of the Sherwood Old Town Strategic Action Plan will help define new opportunities for business growth in Downtown Sherwood.  Sherwood has also been attracting major new semiconductor and other technology companies to our new large corporate parks – which will bring even more customers to the door of our pedestrian-friendly town center. I, for one, could see this space being an excellent location for a unique restaurant, for example, that could serve the rapidly growing Sherwood trade area as we continue to become the “Gateway to the Willamette Valley Wine Country.” Just saying…you might have many other creative ideas!  If you haven’t been to Old Town Sherwood recently, you are in for a pleasant surprise. Please feel free to spread the word to your business contacts and reach out directly to Ian Biggi, Senior Associate Broker at Capacity Commercial who is representing this property. You will see his contact information in the flyer below. If you have any other questions about Old Town or the new commercial, light industrial, retail or other growth occurring now in Sherwood, please let me know. I am always happy to provide you with your own personal tour of Sherwood! My contact information is Bruce Coleman, Economic Development Manager, City of Sherwood. 503.625.4206. or [email protected]

DWFRITZ PRECISION AUTOMATION HOSTS WOMEN IN TECH EVENT THIS PAST WEEK I am sorry if I missed you at this week’s very well attended “Women in Tech” event that was hosted at DWFritz Automation at their Wilsonville facility. As you probably know, DWFritz also expanded into their 80,000 SF contract manufacturing space in the Tualatin-Sherwood Corporate Park in the City of Sherwood where they are neighbors with such other great companies as Lam Research and NSI/Nuance Systems. DWFritz is a Sandvik Company, which is a global Swedish company (https://lnkd.in/g2R927np). Here is some information about DWFritz from YouTube: https://lnkd.in/gZ8B_AHs. I so appreciated the invitation to attend from Laxman Rajagopalan who is the Head of Global Marketing for the company. It was very rewarding to learn more about opportunities for women to grow into engineering and science careers. I also learned about an organization I wasn’t aware of which is known as IEEE Women in Engineering . Their focus is to encourage women to be recruited into STEM fields. With the severe workforce shortages that so many advanced manufacturing companies are facing, I found it exciting to learn about their work to advance women in tech careers. In my opinion, this is critical for the continued competitiveness of Sherwood, the Greater Portland Region and the US as a whole. You can learn more about this organization here: https://lnkd.in/gwqZRjbr I also want to provide my deep thanks to DWFritz for the work they have been doing with the Sherwood High School Career and Technical Education (CTE) program to help encourage Sherwood’s high school students to consider STEM careers! If you would like to learn more about opportunities for your advanced manufacturing or other company to grow in Sherwood, please reach out to me: Bruce Coleman, Economic Development Manager, City of Sherwood, Oregon 503.625.4206 or at [email protected]

SHERWOOD PARTICIPATES AT TAIWANESE SEMICONDUCTOR INDUSTRY FORUM IN PORTLAND Last week, the Tina Kotek Governor’s Office, Business Oregon, and Greater Portland Inc. hosted a large delegation of business leaders from the Taiwan semiconductor industry who were visiting here in the Silicon Forest to learn more about expanding into our region. The City of Sherwood Economic Development Office was delighted to attend along with representatives of two other cities, City of Hillsboro and City of Gresham. The event was arranged with the strong involvement of the Taipei Economic & Cultural Office in both Seattle and San Francisco which serves as the consulate general for Taiwan, the American Institute in Taiwan which functions as the US Embassy in Taipei, and the CHIPS for America office. The CHIPS for America office was created to implement the federal CHIPS and Science Act (https://lnkd.in/gvKKAHpH). This was a fabulous opportunity for Sherwood to introduce its new industrial parks to the members of the delegation. We learned more about the strength of the Taiwan semiconductor ecosystem and the key role that the Taiwan Industrial Research Institute plays in fostering that industry and the dominant role that Taiwan plays in this key sector. Please see this article from The Economist magazine for more information: https://lnkd.in/gqEqnan7. While the Taiwan semiconductor industry has been growing dramatically in Arizona, this was an excellent opportunity for them to learn more about why the Portland region (and particularly Washington County) is a key location for the growth of foreign direct investment by Taiwan chipmakers and suppliers in support of new job creation in this area. I so enjoyed the presentations on Why Oregon is a Great Place for Semiconductors by Sarah Means who is the Semiconductor Manager for the Governor, Business Oregon Director Sophorn Cheang, MBA and SHANNON CARNEY, the State’s Advanced Manufacturing Program Coordinator. Please reach out to me, Bruce Coleman, Economic Development Manager at the City of Sherwood at [email protected] or at 503.625.4206 if you would like to learn more about the new industrial park spaces being developed in Sherwood.

SHERWOOD PARTICIPATES AT SMPS MARKET MIXER IN PORTLAND LAST NIGHT Eric Rutledge, our Community Development Director, and I were very pleased to be active participants at last night’s SMPS—Society for Marketing Professional Services Market Mixer which took place yesterday evening at the Avenue Portland venue near the Oregon Convention Center on Portland’s Eastside. https://www.smps.org/ We were very pleased and excited to have been invited by Alexi Meuwissen who is the Director of Marketing for Scott Edwards Architecture to this very well attended major annual business development event. This was a fabulous opportunity to meet with numerous architects, engineers, developers, and contractors and other creative industry professionals who are designing and constructing our future built environment. The attendees were very interested in learning more about the City of Sherwood’s plans for the future.  Sherwood conducted two roundtables where we had the opportunity to talk about economic developments that are taking place in our community, including our new industrial parks in the Tonquin Employment Area, south of SW Tualatin-Sherwood Road and west of SW 124th. As you may know, Trammell Crow Company, Schnitzer Properties, and Panattoni have all been working with the City to build out over 2 million square feet of new multi-tenant spec industrial space for companies large and small. There is room for your company to join the Sherwood family of businesses in the Tonquin Employment Area. We also discussed the work that the City will be starting this summer on to prepare the Sherwood Old Town Plan which will create opportunities for new business investment in our traditional town center – creating opportunities for unique retail, eating and drinking establishment and other boutique developments to become a part of Old Town. We also had the opportunity brief attendees on our plans for the development of Sherwood West as a carefully planned, new expansion area with new employment centers, a Wine Country gateway development, and a mix of housing – all nestled with new greenways, parks and trails. This is an exciting time for Sherwood and there is room for your business to grow with our community.  Please feel free to reach out to me: Bruce Coleman, Economic Development Manager, City of Sherwood at 503.625.4206 or at [email protected]

Take a look at the article linked below that was included in Greater Portland Inc's most recent newsletter featuring information about the City of Sherwood's economic development. I was excited to see this article get finalized as it represents cooperation between GPI, City of Sherwood Mayor Tim Rosener, NSI LLC , and Trammell Crow Company to get this article written and placed for GPI partners to learn more about this great Sherwood success story….with more to come. NSI is really a model company for Sherwood in the semiconductor and cleantech fields and we continue to be working with them to create CTE partnerships with the Sherwood School District and more recently with Portland Community College to develop a strong talent pool for them and other target advanced manufacturing companies. I am also excited that Oregon Business & Industry Association has announced that the state-wide manufacturing tour will include a visit with NSI in October. As always, for more information about economic development in the City of Sherwood, please contact me at 503-625-4206 or [email protected]. I would love to talk with you.

PORTLAND STATE UNIVERSITY ANNOUNCES TWO OPEN ECONOMIC DEVELOPMENT-RELATED POSITIONS: METRO REGION INNOVATION HUB The City of Sherwood Economic Development Office has been pleased to have participated in support of the growth of the Metro Region Innovation Hub during the past year or so. This included attending Hub planning and organizational development meetings organized by Portland State University which is on the frontline of developing new ideas, technologies and programming focused in large part on encouraging the growth of entrepreneurship and the commercialization of new innovations. The work of public institutions such as PSU is critical for the growth of the entrepreneurial ecosystem in our region and for the growth of shared prosperity. The work of creating the Metro Region Innovation Hub was funded by Business Oregon, the state’s economic development agency, and other community partners and led by PSU. The Hub serves the tri-county Metro area in Oregon and will provide regional entrepreneurs from all sectors, backgrounds and business stages with access to existing resources in the form of networking, education and capital access to encourage the growth of innovation-based business. In my experiences as an Economic Development Practitioner, I have been honored to see the impact which public universities in Greater San Diego, for example, have had in spurring on innovation and new company formation. For that reason it is exciting to see this strong leadership initiative by PSU, Business Oregon, Greater Portland Inc and so many resource providers in the Greater Portland region to create our own Metro Region Innovation Hub. PSU has recently announced the opening to new positions which will provide on-going staff support to the Metro Portland Innovation Hub. If you know someone with an interest in these positions, it would be great if you could pass the announcement shown in these links to your contacts…or consider applying yourself!   More information is available here: Hub Director: https://lnkd.in/ggYk3pTY Hub Navigators: https://lnkd.in/gtrNijQN If you would like to learn more about business growth opportunities in Sherwood, please reach out to me: Bruce Coleman, Economic Development Manager, City of Sherwood 503.625.4206 or at [email protected]. We are developing large new commerce parks in Sherwood which can accommodate business needing 5000 SF and…. larger.   Entrepreneurs are welcome in Sherwood !

SHERWOOD PARTICIPATES AT Oregon Business & Industry (OBI) ANNUAL MEETING IN SALEM I was very excited to attend the Annual Meeting of OBI at the Salem Convention Center last week. I learned that OBI plans to continue their work on preparing their annual roadmap describing how to grow a more competitive and sustainable economy in Oregon. You may have seen their most recent growth and innovation report but – if not- here is a link to that report: https://lnkd.in/gNRTN5Zr It makes for interesting reading in my opinion as we all work to support economic vitality, workforce/livability, and reducing the barriers to expanded prosperity in our state.   This year’s panel presentation at the Annual Meeting was on the importance of growing the advanced manufacturing export market for Made-in-Oregon products. I think many of us know that Oregon is one of the top exporting states – punching above its weight – third in the nation! That is amazing considering the relatively small size of Oregon. I learned that export industries can create higher paying family-wage jobs – which in essence should be the focus on economic development in Oregon. FYI… OBI is the largest state-wide business advocacy organization in Oregon and supports the Manufacturing Council of Oregon. As you can see from the photo, this was a heavily attended event with excellent opportunities for the City of Sherwood to be able to describe our work to grow existing and new advanced manufacturing and other traded sector companies in our community to state legislators, businesses and others. Now for the fun part:   When you look at the picture, let me know what you think of the carpeting as compared to the famous PDX Airport carpeting 😊 For information on Sherwood’s drive to facilitate the growth of businesses – small and large – please reach out to me: Bruce Coleman, Economic Development Manager, City of Sherwood. 503.625.4206 or at [email protected]. Our City partners are building large new commerce centers to support the City Council’s economic development goals. I would be glad to provide you with a familiarization tour of Sherwood.
