With our team in Austin this week for the Texas Affiliation of Affordable Housing Providers' annual Texas Housing Conference, we want to celebrate our in-progress project in St. Elmo! This emerging community is a seven-story, 232-unit mixed-use project with 9,000-square-feet of restaurant and retail space at ground level. The pool and amenity courtyards are located above parking decks at level three with the project located just south of the iconic SoCo district in the upcoming St. Elmo district. Good luck at the event, Shaney and Ron!

Senior living has been an integral part of BKV Group's client base for over 25 years, and as this market continues to grow, we are building our team to meet demand. In that spirit, we are excited to announce the strategic addition of Jill Schroeder as Senior Planner and Associate Partner working out of our firm's Minneapolis practice site. A nationally recognized leader in the industry, Jill has dedicated her entire career to senior living design and is driven by a passion for improving environments for aging that sets the bar for clients and industry partners. With over 28 years in the field, Jill also offers her expertise to the industry at large by serving as the President of the national member-based organization, SAGE - Society for the Advancement of Gerontological Environments, and serving on the Healthcare Guidelines Revision Committee (HGRC) of the Facility Guidelines Institute (FGI), including being the Vice Chair of the Residential Health Subcommittee for the FGI Emergency Conditions Whitepaper, and recently joining The Center for Health Design's Healthy Aging Educational Advisory Council. BKV Group's spec suite portfolio expands with our recently completed 425 Financial project. These spec suites are meticulously crafted to harmonize with one another while maintaining distinct identities. Each suite incorporates design elements inspired by the post-modern architectural framework of the building, infused with contemporary innovations. This approach not only pays homage to the building's original design ethos but also enhances functionality and aesthetic appeal. The resulting spaces offer a blend of familiarity and novelty, catering to diverse preferences while maintaining a cohesive overall ambiance throughout the development. We are pleased to announce that the BKV-designed Buffalo Ridge development will be funded with Michigan State Housing Development Authority 4% tax credits! The affordable community's initial phase is part of a larger multi-phase mixed-use masterplan consisting of 188 townhomes (144 rental and 44 for sale), two 4-story wood-framed apartment buildings (72 units, 36 per building), a community center, and exterior amenities located throughout the 54 AC Site. The design merges the quaint historic lake aesthetic with a forward-thinking sustainable and affordable vision for the future. In meeting the standard proposal criteria, we are hopeful the rest of the lending process proceeds smoothly and successfully!

Over the years, Justice Practice Leader and Partner, Henry Pittner, AIA, has observed countless older county jails that have had little investment since opening their doors. In response, Henry has created a program known as the BKV Group Rural Jail Initiative which "integrates a modern correctional public safety facility with a community health clinic." In what will be known as a Health and Public Safety Center, the co-location of uses creates cost-savings and provides "higher quality care to both the general public and jail population, while becoming part of a continuum of care facilitating inmates' transition from the jail to life in the community." Read more about this much-needed full-service community health initiative in the latest spotlight of Correctional News here (article also attached): https://lnkd.in/gjgFJwrf
