About us

3CDC is a private, nonprofit, full-service real estate development and finance corporation focused on revitalizing Cincinnati’s urban core in partnership with the City of Cincinnati and the Cincinnati corporate community, specifically focused on the Central Business District and in the Over-the-Rhine neighborhood. 3CDC invests in and develops residential, office and retail properties, parking facilities and civic spaces and manages several major real estate assets and provides event production services for four major civic spaces. To date, 3CDC and its partners have invested $1.6 billion in downtown and the adjacent neighborhood of Over-the-Rhine. This investment has yielded 193 buildings restored, 49 new buildings constructed, 16 acres of restored civic space (including Fountain Square, Washington Park, and Ziegler Park), two civic buildings restored (Music Hall and Memorial Hall), as well as the creation of 2,074 residential units, 156 hotel rooms, three comprehensive residential and service facilities for the homeless with 320 beds, 1,303,184 SF of commercial space, and 5,089 parking spaces.

    Almost V’Gan Lounge (@avlounge513), an eatery for health-conscious consumers looking for more variety on the dining scene, recently celebrated its soft opening at 34 E. Court Street with a private ribbon cutting ceremony. Beginning at 2PM tomorrow, the restaurant will celebrate its grand opening – and everyone is invited. Located in Cincinnati Center City Development Corp. (3CDC)’s Court Street Condos project, the 2,200-square-foot space features a restaurant with bottle service on one side and an upscale bar and lounge on the other. Recognizing the lack of options for folks with alternative diets when dining out, owners Jarvis Shaw and Sean Reed decided to open AV Lounge to fill the void. The menu caters to a variety of lifestyles and tastes, offering a fusion of vegan & traditional cuisine, handcrafted cocktails, & signature drinks. For every traditional menu item, Almost V’Gan offers a similar vegan pairing. For instance, the menu includes jackfruit or pot roast tacos, grilled tofu or salmon sliders and grilled watermelon salad, among many other unique offerings. Shaw and Reed worked with City Studios Architecture and Triversity Construction on the design and buildout of the space, which features deep but vibrant colors, gold accents and wallpaper ceilings. The lounge-style atmosphere gives it a relaxing vibe that makes patrons want to sit back and stay awhile. AV Lounge will be open Thursday through Sunday, serving lunch and dinner Thursday through Saturday, as well as brunch on Sundays. The hours will vary daily, as listed below: • Thursday: 11AM – 10PM • Friday: 11AM – 12AM • Saturday: 12PM – 12AM • Sunday: 1PM – 10PM The kitchen will close at 9 PM, but the bar will remain open.     Today, we were thrilled to attend the construction kickoff at the Duke Energy Convention Center. Project partners and elected officials from across the region and state, including the City of Cincinnati, Hamilton County, Ohio, Ohio Department of Development, 3CDC, Visit Cincy, and more, celebrated the start of this transformational project which will modernize the center for increased flexibility and functionality and add new amenities designed to create truly unique and memorable experiences for convention visitors.

    Today, was the construction kickoff event at the Duke Energy Convention Center. The new amenities are designed to create a truly unique and memorable experience for all convention visitors. The work on the building has just begun, but our work to book new business in the center never stops!

    Heads up! This month's Third Thursday session is CANCELLED! Stay tuned for updates about next month's meeting. On the third Thursday of each month, we host an open house at our office on Walnut Street where minority (MBE) and women-owned (WBE) businesses are invited to stop by to learn about 3CDC's upcoming projects and current bid opportunities. It's a great way to build relationships and discuss potential opportunities to work together on future projects. Due to a scheduling conflict, we have to cancel's this month's event, but we look forward to meeting with potential partners at the next Third Thursday event in August!

    Leaders from the City of Cincinnati Hamilton County, Ohio, State of Ohio, 3CDC, Visit Cincy and several other project partners gathered this morning to commemorate the start of construction on the renovation of Cincinnati's convention center, the first step in the city's once-in-a-generation opportunity to revitalize the entire Convention District. The celebratory event took place at the corner of Fifth and Elm streets, with the existing convention center building as the backdrop. Project and government leaders spoke to the critical need for the convention center's renovation and the positive impact it will have on Cincinnati and the surrounding region. The event concluded with the ceremonious demolition of a section of granite at the building's entrance. The reimagined Convention District project will also include the development of Elm Street Plaza, a new two-acre outdoor space on the site of the former Millennium Hotel that will be used as an extension of the convention center, as well as programmable community space when not being used for conventions. The subsequent construction of a new 800-room, best-in-class convention headquarters hotel to support the travel and hospitality industries is another critical piece of the district's overall revitalization plan. Construction on the convention center began on July 1, with initial work focused on exterior façade demolition starting along Fifth Street. Renovation work will progress in stages toward a target completion date in late 2025. Elm Street Plaza's construction timeline will parallel the convention center renovation, with work beginning this summer and expected completion set for late next year. Renovation work at The Annie, located at 208-218 W. 12th Street, is officially complete, and all of the 29 total mixed-income residential units are occupied.     We're just 10 days away from Almost V'gan Lounge's grand opening on July 25th, so we decided to stop in to give you a sneak peek! Almost V’Gan Lounge, located at 34 E. Court Street in 3CDC’s Court Street Condos project, is an eatery for health-conscious consumers seeking more variety when dining out. Located in a 2,200-square-foot space, the restaurant will offer a full bar and menu featuring items like smoked pot roast or smoked jackfruit tacos, grilled watermelon & feta salad, grilled salmon, grilled tofu sliders and more. Patrons can also enjoy specialty non-alcoholic vegan beverages such as passion fruit & hibiscus lemonade and blackberry mint iced tea. The culinary mastermind behind the menu, Chef Camerron Dangerfield (@cookingwithcam), has been featured on Food Network and MasterChef and has worked closely with the staff to ensure an exceptional dining experience. Almost V’Gan Lounge will be a welcoming place for everyone, focusing on delivering a 5-star experience with an impeccable menu, great drinks, friendly staff, and excellent customer service. Pictured is AV Lounge's executive chef Stuart Royer, who will maintain consistency in the kitchen! Almost V’Gan Lounge has collaborated with City Studios Architecture and Triversity Construction on the design and buildout of the space.
