I have been a part of a couple DD teams and I have been at a couple companies where they didn’t perform DD (or at least if they did a DD it was very poor) and having a rigorous DD process can save you millions. A proper DD will help you identify ways to save costs, make repairs, add value, and see where you major problems are (community, team members, residents, system) in property management your biggest concerns of a DD would be the maintenance and the financials so this is where you would want to have your eyes the most during the DD. You spend all your money on maintenance repairs and value add when taking over a new community and before you take over a new community you want to make sure the financials are truthful
