An advanced payment bond has to be paid from contractor. Payments should be related to the progress of the renovation works. Weekly or more sight meeting should be held with all contractors, engineers and owners representative, and minutes of meetings should be drafted and communicated to follow up all pending works and requested variations if any. Make sure you add in a date that the project needs to be done by. And, if it is not done what the consequences will be. I have seen scenarios where a project was sold before the job was completed and the contractor still expected to get paid even though it had been over a year and they had never done anything to earn their fee. I absolutely agree. Contingency planning is an absolute must to ensure there is room for unforeseen events and circumstances that can arise over the course of projects. This could include things outside of the contractors control such and inspections delays, supply chain setbacks, material costs etc. A friend of mine has a saying, stay ready so you don’t have to get ready. Contingency plans is part of staying ready.

On larger projects general contracts have to post a payment & performance bond to insure the project is completed In the contract with the GC, provide a bonus clause for a project completed ahead of time and a penalty clause for work delayed by the contractor’s ineptitude.
