The room is small, but it’s enough.

The location is really good, walk distance to tram station and supermarket. The apartment is cute, everything is good, especially in such hot at Florence, there is air conditioner in the room that is fantastic value.

Maintenance of the facilities... a shower is falling apart, a washing machine is falling apart, so I didn't do laundry and postponed it to the next place.The owner of the apartment is not available, I had to leave keys and money and send him a photo... and only after I saw that he did not answer, I sent a message again the next day.

Please note, this is a room within an apartment, which means there are common areas in the apartment (living room, kitchen, refrigerator). Too bad I didn't realize it before there were roommates. Maybe I didn't understand it and that's why I'm not complaining.

We were left wanting more out of our rooms. Beds were uncomfortable and showerhead in the shared bathroom didn't work properly. We only stayed for a few nights so it didn't bother us too much, but wouldn't want to be here for an extended stay.

Location was good for price (right near a tram line) and communal spaces were generous.

False advertising calling it a bed and breakfast it is a 3 bedroom unit that has a shared kitchen bathroom and livingroom

There was no breakfast - it is misleading to advertise the place as a bed and breakfast and to show pictures of food - the unit is clean and it is a nice layout with a shared kitchen bathroom and living room. Air conditioning worked well

The room was a bit small.

It was clean, the location was 10 min with tram from central station. The apartment was furnished in a vintage style, which was nice.

The shower is quite old, it’s door was broken, so it’s dangerous if it falls on someone. The covering bed linen was with some wholes.. kinda for that money was expecting smth more pleasant.

Communication with the owner was somewhat difficult.

The room was quite spacious and having our own bathroom was nice. There was hot water and good water pressure. Wifi worked well too. there is a lift available to go from ground floor to the 2nd floor.

The room was pretty cold in the evening. We talked to the owner about the issue but the only reply we got was that the heating was central and it was closed on 5th of April. However there was an AC in the room, which couldn’t turned on in heating mode. I can understand that they shut down the heating but what about the AC? Also, it could be indicated in advance, bcz after shower it was pretty cold. Plus, the name of the place includes breakfast, yet, the fridge is empty.

The common space was decent although cold. There are plenty of kitchen stuff, the balcony is pretty nice and the location is great.

I couldn't sleep well during 2 nights because the neighbours from the upper floor were really noisy and they were talking and laughing loudly during these 2 nights. when I informed the owner about the irritating noise, he said just: "sorry!" There were no towel in bathroom and you have to take yours all the time.

Bed incredibly uncomfortable (2 single beds put together), broken shower, quite dirty.

Got a small discount because toilet paper was missing for two days, and could check in quite late at night.

We arrived and had trouble getting in. The apartment was dirty and the neighborhood was not as advertised. We did not feel comfortable staying the night there. I tried getting in touch with the ZUES, but they were non communicative. We had been promised help booking a 4:45 am shuttle in the morning, but getting in touch with ZUES was difficult and they were not on premise and did not answer when I called the number provided. We did not feel comfortable staying at the flat and ended up moving to Hotel Franci down the street for a very similar price. It was much cleaner and they arranged for us to have a shuttle bring us to the airport in the morning. I do not think we should be charged for this stay as it was not what was advertised at all and we were not able to stay at the room at all. Do not reccomend.

Two minor feedback - 1. Bed makes squeaky sound so can be a bit troubling, would recommend to upgrade it 2. Bathroom can have some hangers/hooks for the clothes and may be a mat for drying feet

Great location- supermarket, cafe, restaurants and bus stop nearby Clean and spacious house. Towels were provided too. There is a big Kitchen space as well for any cooking, heating and freezing , although we didn’t use it

This is a highly recommended cozy apartment. It’s located not far from the city center, where there are many bus stops which are directly to nearly every part of Florence. The apartment is beautiful,clean and new. Kitchen, dinning room, balcony can be shared to use. The host is a kind , decent and patient man , who can answer every question and is truly helpful.

When we booked the property, within days we we given a new location to stay which was someone's private apartment. Inside the door was a CAMERA monitoring our movements in the general area which meant we stayed in our room for our stay. I would describe this as an Airbnb facility as someone lived there but were not there at the time. In truth if I think of the overall experience I could not recommend this apartment have booked the original one. On leaving we were asked to pay municipal tax of €22 when it clearly showed on our booking we had paid.

Area good for public transport into Firenze central.
