Lovely, comfortable relaxing quiet place to stay. The annexe is done out beautifully, exceptionally clean, with all the creature comforts. If you want to stay near the coast without the hassle of hotel check in/out's, NCP carparks or on street parking etc, i would choose here everytime. We will definitely be returning again. It really is a little gem of a place for a peaceful stay.

Lovely place, nice and easy to find, had parking Emmanuel was very good. I woke him up in the middle of the night as I had lost my card to get in the front door. He was very patient and pleasant with me which I’m grateful for…. I’ll be back soon that’s for sure.

The decor is of a great standard. nice little touches like water in the fridge and biscuits , tea , coffee was nice. Beds very comfy and a decent shower pressure too. Pretty well situated for a shop too.

Karen the host went out of her way for me so I could arrive early and use her parking space as I was on my way to the cricket at Hove. There's room for two cars. I had the smaller room at the top of the house which was big enough for me but the sloping ceiling eats into the head room. The bonus, fantastic views of the South Downs. Plenty of tea, coffee and bathroom products provided in the room which was a nice touch. Very clean and tidy, the bed was comfortable but the mattress was softer than I'd personally choose but fine for a few nights. The bathroom is large, although shared, but as there was only one other guest this wasn't a problem. The shower worked well but the fixed shower head is low, I'm tall. A minor gripe. Breakfast provided is a help yourself job. Plenty of bread, cereal, jam, marmalade and fruit. Just up the road is a little paper shop with groceries and I think if you were staying a few days you could buy snacks and leave them in the guest's fridge. The house has an outside space but whether guests can use it I don't know? This is after all someone's home. It was about a ten minute taxi ride into Hove. Coming back took longer as I'd walked into Brighton and the traffic was heavy. A really lovely guest house and somewhere I'd use again if staying in Brighton.
