Nice area with private houses, away from city traffic. Though not right in the city center, it is reachable by 20 minutes walking. The owner of the family guest house is a very nice person. The room was large, enough for a whole family, with bathroom opening from the room. The breakfast is quite sufficient and delicious, and starting time was very flexible to accommodate to my tour starting times each day. Fair deal for a longer stay in Kutaisi in terms of price per value.

I cannot recommend this place enough. Our flight was delayed for a few hours and the hosts were waiting for us at the airport at 3am and once they took us to their lovely house they even offered a welcome drink! They've arranged the car for rent with full insurance in a far cheaper price I could ever find while searching on the internet. The breakfast was good and the beds very comfy, the room big and clean, we had everything we needed. The hosts were very nice and welcoming, honest, sincere people, a lovely family.
