    Welborne sits within the Fareham and Waterlooville constituency in Hampshire, so it was a pleasure to welcome our local MP, Suella Braverman, onsite to see the progress as our new homes and parks take shape.   Focusing on creating a thriving community with the construction of a new village centre in phase one of the development, offering essential amenities within walking distance, as well as the creation of extensive accessible green space for residents and neighbours to enjoy, is what makes Welborne so special.   #Welborne

    At Welborne we take pride in working with local companies that are passionate about the products they create. We had an informative visit to Hudson Lighting uk last week who specialise in creating outdoor lighting solutions that enhance your garden and outdoor space. The Dark Skies range – a less light polluting design, which we will be utilising in our Welcome Centre garden is crafted and manufactured in their Surrey workshop

    As the construction of Welborne’s first new homes continues to progress, our landscaping is also bursting into life. It is wonderful to see the newly seeded Welborne Park and its pond attracting wildlife including dragon flies, butterflies, and some neighbourly ducks!   Our commitment is to provide accessible green space right from the start. Overall, 50% of Welborne will be public green space, with no home more than 300 metres away from it.   Residents will have access to extensive woodland, parks, allotments, and outdoor sports facilities, totalling 180 hectares - equivalent to around 277 Wembley-sized football pitches in all. #greenspaces #welbornepark

    How will Welborne’s energy come from water?   In fact, it originates in the beautiful chalk hills of the nearby South Downs, is drawn via the Hoads Hill reservoir run by our partner Portsmouth Water, through a system of pipes, heat exchangers and pumps installed by Rendesco into Welborne’s homes and community buildings.   Because the technology uses ground water, which is relatively stable temperature-wise, it can provide heat, hot water, as well as cooling, more sustainably and cheaply.   As a result, the network has the potential to save the equivalent carbon emissions of more than 33,000 average homes in the first 25 years of operation, compared with gas boilers.   In this Welborne Out & About film we speak to John Pickford from Portsmouth Water and Welborne's Technical Director to find out more about how this amazing system works.

    How to build biodiversity into Welborne and enhance the natural environment of the area has been prioritised right from the start. Our brilliant ecological experts Jeff Picksley and Nicola French, who helped to create Welborne’s Biodiversity Enhancement Strategy, explained how important habitats and wildlife have been placed at the heart of community, as well as the restoration of previously intensively farmed agricultural land. Welborne will include 50% publicly accessible green space, integrating sweeping green corridors like Dashwood, Welborne Mile and Fareham Common. Another 25% will be private green space in gardens, but which is of huge benefit to wildlife. For example, building hedgehog crossings into garden fences so that they can move freely around the site, is one of many considered details for wildlife wellbeing.     We recently visited one of our house, build partner’s CG Fry & Son Ltd at their workshop in Dorset to explore the highly skilled work that goes on behind the scenes to develop the first phase homes at Welborne. The quality craftsmanship and research of CG Fry & Son and our other partners enables Welborne to seamlessly integrate the Hampshire, architectural character into the houses, as envisaged by Ben Pentreath Ltd in the design code. To find out more, we spoke to Philip Fry from CG Fry & Son, who discusses his wonderful family history of the company and the importance of incorporating the local vernacular within Welborne. We also caught up with joinery shop manager, James Ireland who started as an apprentice with CG Fry & Son, to go through the finer details of the joinery for Welborne.     It’s great to see Thakeham, one of Welborne’s house builders, making fantastic progress on site with the timber frames being installed for the first houses.    Sustainability is central to the Welborne development and Thakeham’s timber frame construction enables the homes to be built in a more sustainable way and delivers better energy efficiency.
