    We recently visited one of our house, build partner’s CG Fry & Son Ltd at their workshop in Dorset to explore the highly skilled work that goes on behind the scenes to develop the first phase homes at Welborne. The quality craftsmanship and research of CG Fry & Son and our other partners enables Welborne to seamlessly integrate the Hampshire, architectural character into the houses, as envisaged by Ben Pentreath Ltd in the design code. To find out more, we spoke to Philip Fry from CG Fry & Son, who discusses his wonderful family history of the company and the importance of incorporating the local vernacular within Welborne. We also caught up with joinery shop manager, James Ireland who started as an apprentice with CG Fry & Son, to go through the finer details of the joinery for Welborne.     It’s great to see Thakeham, one of Welborne’s house builders, making fantastic progress on site with the timber frames being installed for the first houses.    Sustainability is central to the Welborne development and Thakeham’s timber frame construction enables the homes to be built in a more sustainable way and delivers better energy efficiency.     We’re excited to announce that the Fareham Borough Council Planning Committee has approved the plans for the Welborne Village Centre and construction is expected to start this autumn.    Being the ‘hub’ of the Welborne community, the village centre will provide essential amenities to residents and neighbours, even from an early stage of the development. These will include a two-form entry primary school, a GP surgery and pharmacy, alongside a nursery, a pub/hotel, cafes, shops, and sports facilities, all aligned with Welborne’s ‘local first’ supplier policy.    The Village Centre will also incorporate some homes, consisting of a mix of houses and apartments and is due to be completed by early 2027, as part of the first phase of Welborne.     Mark Thistlethwayte, Chairman, Buckland Group, said: “The early delivery of comprehensive community infrastructure is core to the Welborne development approach, which we believe is an essential investment for the long-term both financially and socially.”    As the Welborne community grows over the next decade, this initial village centre will be complemented by a larger district centre providing all the necessary services for residents within walking distance.     #Welborne

    Welborne is about creating a place, not just about building houses. Our aim is to use our long-term development of this new community to drive local social and economic benefits, which is why we will be setting up a construction skills and training centre in the area. We will be working with our house-build partners, local schools, colleges, universities and charities to offer training to young people, as well as adults who what to reskill. Welborne will create thousands of new jobs during the construction and within the community itself. Our Director of Place, Fiona Gray, explains that during the 25 year project there will be plenty of opportunities for people to develop varied careers at Welborne.  Find out more in the interview below:

    Earlier this year, we started planting hundreds of mature trees at Welborne, which are now in bud. Check out this time lapse drone video of the site which shows their development over the last few months. We will be planting many more trees and hedgerows in the coming months and years, in line with our biodiversity strategy. More than 50% of Welborne will be accessible green space, increasing to over 75% when gardens are taken into account. Extensive natural green spaces and a large central park will be complemented by public ‘pocket parks’ and greenways interlinking residential areas, as well as community orchards and allotments.     We were lucky to miss the downpours whilst filming for our upcoming new podcast series at Hoads Hill reservoir with John Pickford from Portsmouth Water and our Technical Director from Welborne.     Our Director of Place, Fiona Gray, participated in the “Fostering Sustainability in Development Projects” panel at the Business South Regenerate Central South Conference today, in Winchester.   Fiona explained that sustainability is woven into the long-term placemaking design for Welborne, including:   - Innovative water source heating and cooling for homes - Creating a biodiversity net positive community - Prioritising local suppliers and supporting the surrounding economy   Will Purvis Austen Toone Abby Foster (née Bartlett) Marion Baeli Shaun Stevens   #Welborne #Sustainability #CentralSouth

    We’re excited to see the development of our local play area by Deacon Design, inspired by Kim Wilkie overarching landscape vision of circular long barrows that dotted the land in the Iron Age. Utilising the landform and using different levels of ground for mounding, the space creates a circular space for play.   The wooded play area will engage children from early years through to school age with an opportunity for climbing, swinging and sliding, but also space for quieter contemplative play. We are also ensuring that trees and hedges will be planted to not only define the area, but to provide shade in the summer.

    It’s exciting to see the development of the Welborne bespoke crest bricks, made by Sussex Handmade Bricks, which will be displayed on houses within the first phase. It’s a real privilege to work with the skilled craftspeople at family-owned Sussex Handmade Brick, which was established in 1896. We have chosen the brick type to be in keeping with the Hampshire architectural style, aligned with Welborne’s Design Code and Street Manual.
