On Tuesday 4th June 2024 the Valor London team partnered with London Play Design, who hosted a brilliant volunteering day at the Richard MacVicar Adventure Playground in Deptford.   The whole team got stuck in repairing, maintaining, and renovating one of London’s oldest adventure playgrounds so that children in and around the local community can continue to safely enjoy everything the site has to offer!   Thank you to London Play Design for hosting such a fun day filled with hard work, creativity, and team building.   We look forward to future opportunities working with such great charities!

It was great to attend (and be on a panel) at the Grant Thornton UK LLP Global Real Estate and Construction Conference representing Valor Real Estate Partners LLP. It was all going well until Matt Maltz asked me how long until interest rates bottom and at what rate!   Seriously though, a big thank you to Matt / Grant Thornton for hosting and it was a pleasure to share the stage and hear the valuable insights of Félix Danon at Fortress Investment Group, Jayne Cottam at Assura plc and Richard Chambers at Invesco EMEA, as well as a particular highlight hearing the market perspectives of Marc Mogull, Founder of Benson Elliot (Acquired by PineBridge Investments). My main takeaways:   1. Fund raising is hard right now with investor allocations to UK/EU real estate substantially down - for those determined to raise money, persistence will be key. 2. For those with capital, it is a good time to invest with less competition. Whether we are at the bottom or not, the 2024/25 real estate vintage will do better than the last few years. 3. The most successful teams in this cycle will drive value at the asset level rather than financial engineering - property managers need to roll their sleeves up! 4. Some smaller PE fund managers may partner up/consolidate to generate economies of scale on cost base whilst deployment is at lower levels. 5. More than 70% of the audience thought interest rates would bottom at or below 3.5% by 2026. Whilst this seems optimistic, Western economies need lower rates as interest on Govt borrowing puts pressure on annual budgets - as Charlie Munger said "Show me the incentives and I'll show you the outcome". #valor #GTGREC24 #realestate #investment #finance #grantthornton #lastmilelogistics
