According to the latest data by the English Housing Survey, which shows that more than a third of First Time Buyers received a gift or loan from family members or friends towards their property. • In 2022–23, buyers reporting that they had received financial help from family or friends reached 36%, up from 27% in the previous survey of 2021–22. • Legal & General (L&G) found the ""Bank of Mum and Dad"" to be one of the UK’s largest lenders, giving or lending more than £8bn in 2023 alone. A mortgage lender will ask for proof that funds buyers have received are a gift. A gifted deposit letter shows that you’re not expected to pay the amount back, and is sometimes referred to as a 'gifted deposit declaration'.
