We bring people and ideas together to shape a better city. Our year-round programme of research, events and exhibitions bring together our broad network to debate and discuss all issues affecting London’s built environment. We are based in The Building Centre, WC1, where our giant interactive model of central London is free to visit six days a week.

    One of London’s most recent building ‘glow ups’ is at an exciting juncture. At The Elephant – the refurbishment of the former House of Fraser building at 318 Oxford Street - alterations to the existing structure are finishing, and works on the new three-storey extension have just got under way. Simon Bennett, Associate Director at Civic Engineers, structural engineers on the project, shares the story behind its refurbishment and how it’s a pioneer for reuse, retrofit and the circular economy. With collaboration at its heart, the project has seen the reuse of 40 tonnes of pre-war steel reclaimed from The Elephant at FORE Partnership’s separate development, TBC.London, a low carbon office retrofit at Tower Bridge.     Lendlease has cut the greenhouse gas emissions it has direct control over by 91% in the last two years in Europe. Over the same period, the international real estate group slashed emissions from power bought or used in its operations by 90% as the company moved to power its business with renewable electricity. Their focus within their European operations now moves to the industry-wide challenge of tackling emissions that are caused indirectly through the use of suppliers and products. Those are emissions generated from activities such as the manufacturing of building materials, transportation of materials to construction sites, and company-related activities like travel. “It’s vital that planning and preparation of the kind that we are sharing in this progress report begin now so that cities and the places where we live and work are resilient to the impacts of climate change.” Andrea Ruckstuhl, Group Executive International, Lendlease. #MemberMonday

    This week, Waugh Thistleton Architects celebrates the release of the Build-in-Wood Guides! The guides are the culmination of four years of work researching and testing new typologies for building in engineered mass timber. The guides offer a comprehensive how-to for the implementation of this innovative timber building system.   Led by the Danish Technological Institute and sponsored by the European Horizon Fund, this four-year project brings together experts from across the wood value chain in Europe and internationally to develop and test new, mass-timber building systems for multi-storey structures. With its capacity for easy disassembly and reconfiguration, the Build-in-Wood system is designed as a kit of variable components that can be tailored to achieve the range of performance criteria typically required for residential or commercial buildings of between five and ten stories across Europe.   The ambition of this project is to enable optimised and cost-effective wood construction methods to become common practice.   The guides are available for free to read! https://lnkd.in/gvpFbkym #MemberMonday

    One of the tallest residential buildings in Staticus portfolio, the 35-storey A1 tower in Canada Water, London, has reached a significant milestone with the completion of the main installation phase. ️ According to the installation operations manager, Dino Zamperoni, “We’ve reached the 35th floor, marking the completion of the main installation phase. Now, we’re focusing on finishing the hoist infill and ground floor.” Zamperoni noted that the strong winds posed a challenge as we worked our way to the top, with weather conditions becoming increasingly unseasonable. However, thanks to the experienced team at Staticus, the installation speed remained largely unaffected. They're successfully delivering the Unitised Curtain Wall (UCW) façade, having installed a total of 2,033 facade elements. It’s been an exciting journey to bring Allies and Morrison’s architectural vision to life, as well as close a successful collaboration with Wates Group on this project for British Land and their JV partner, AustralianSuper. #MemberMonday #CanadaWater #UnitisedCurtainWall #FacadeInstallation #Staticus

    Stride Treglown celebrates as two of their standout office retrofit projects for Legal & General Investment Management (LGIM) make the Architects’ Journal Retrofit & Reuse Awards shortlist. Hodge House Cardiff and Neighbourhood North Bristol both had the same objective of creating inspiring workplaces through carbon-efficient refurbishments but were radically different building types. One was a listed period landmark, the other a tired, dated 1990s building with no character. Stride Treglown proposed innovative tailored architectural solutions to each property that nailed the objective and created office environments loved by occupiers with both properties a letting success.” Simon Wilkes, Head of Developments Private Markets L&G Asset Management.     Fathom Architects has completed upgrades to invigorate existing communal spaces over three floors at 2 Pancras Square. Related Argent’s brief – on behalf of King's Cross Central Limited Partnership - was to enhance the building’s character and improve experience by creating a more enjoyable series of amenity spaces focused on health, wellbeing and sociability. Fathom’s interventions were carefully considered to create connections outside of office floors by offering opportunities to connect and recharge. Welcoming common areas, natural materials, high quality end of trip facilities and a re-landscaped 625sqm roof garden create a distinctive identity with generous, flexible spaces supporting a variety of activities.     Maccreanor Lavington secures planning for PBSA led mixed-use development in Park Royal, West London. A complex PBSA led mixed-use development designed by Maccreanor Lavington has been awarded planning permission. The development is on a pair of sites located either side of Park Royal Road, situated just to the north of North Acton Town Centre in West London. It will transform Park Royal Road, infusing it with local amenities and workspace and addressing student and affordable housing needs. The development will deliver 888 PBSA studios with associated amenity and teaching spaces, over 2,000m² of workspace and 32 Affordable Homes. Additionally, the scheme provides significant greening and public realm improvements and a public benefits package which features upgraded active travel connections to North Acton. Maccreanor Lavington’s Associate Director, Ken Thompson said: 'Our project will deliver PBSA (Purpose Built Student Accommodation) studios, affordable homes, over 2,000m² of workspace, and enhanced green public spaces.     Gerald Eve have just released Multi-Let July 2024: The latest definitive guide to the UK’s multi-let industrial property market. Market Overview:  - Rent momentum is ongoing, but annual ERV growth has slowed to single digits; peripheral segments are outperforming Inner London. - Low void rates and scarce stock have led to high retention rates and a record low default rate in 2023, despite increasing company insolvencies. - High development costs have polarized prime and secondary rents, but rising quality secondary rents are narrowing this gap. - EPC refurbishments in the UK have reduced grade D multi-let space and increased EPC grade B space. - Investment demand is deepening, with prime yields tightening over 25bps in H1 2024; medium-term industrial returns are expected to outperform other sectors.
