We are delighted to share the H1 2024 European Hotel Transactions report, published this week by HVS. At an impressive €10.6 billion, European hotel transaction volumes increased by 123% in the first half of 2024 compared to the same period in 2023, according to our latest European Hotel Transactions survey. While it is notable that single-asset transactions were up 50% compared to 2023, portfolio transactions doubled, restoring the transactions ratio between the two to 1:1, in line with the pre-pandemic average. Two £800 million portfolio transactions, along a £400 million one in May, helped the UK’s transaction volume increase from €1.7 billion in the whole of 2023 to €4 billion in just the first half of 2024, helping the UK reclaim its position as the most active country for hotel investment in Europe. The largest net buyers were Private Equity and Hotel Investment Companies, while Owner-Operators and Real Estate Investment Trusts were the largest net sellers. A strong investment thirst for luxury properties has also been evident. In the first half 2019, luxury transactions volume where the price per room was in excess of €1 million accounted for just 5% of total transactions volume. Despite a more challenging environment punctuated by high interest rates and high cost of debt, luxury transaction volume had doubled to 12% in the first half of 2024. Selling in-room items can boost loyalty by keeping a hotel brand top of mind, and encouraging guests to return for future stays. Meanwhile, advanced technology allows hoteliers to cater to guests’ desires more effectively than ever — and that includes selling them in-room products. Kasia Russell, MAI said "It can be a great little revenue source, because people are actually willing to pay more for those products that they really love and that remind them of their experience.” However, she emphasized that revenue is not the main goal.
Most of you here know me for my supply chain and CPG coverage. But every once in a while, I like to mix things up! 🌏 This story was inspired by a recent vacation. In many of the hotels, I noticed little notes on the lotion or on the bathrobe, telling me how I could buy the product if I liked it and have it sent straight to my home. One note even had a QR code linking directly to the product page. Naturally, I had to investigate. What kicked off the trend of hotels selling their wares? Metro Orlando’s hotel occupancy rate for the week ending September 28, 2024, came in at 66.4%, up 0.4% from the same week last year. ADR for the week came in at $185.24, up 5.1% from last year. Room night demand surpassed 2023 levels by 1.2%. HVS Visit Orlando
