Continuing our series of Breakfast & Learn sessions, we were once again grateful to Cushman & Wakefield for sharing their latest insights. Heena Gadhavi and Alistair Brown this week focused on their “London Moves” research, looking at occupier trends across central London, together with the supply dynamics that sit behind them. Key themes were the continuing demand for best-in-class buildings coupled with the prevalence of growth-driven requirements, within and across multiple submarkets, all set against a relatively constrained pipeline of good quality assets. This fits well with our ongoing conviction in central London offices and our focus on creating and managing the best assets in great locations for occupiers of all sizes. But it also highlighted just how nuanced the market is, and need to balance the general direction of travel with the specifics of any scenario or transaction. It underlined the need to have the best people in the right roles, working alongside those who genuinely understand the marketplace we are in.

Really pleased to be working with Stiff Trevillion Architects in collaboration with Sam Frith and his team at Solus to make our DIALS project a pioneer for this innovative product, prioritising the #reuse of existing materials.
Ad | UK-based ceramics supplier Solus Ceramics has created a range of bespoke terrazzo tiles made from waste materials from project sites. The range is called Spolia and utilises waste aggregates from demolition sites across the UK to create terrazzo tiles and countertops. The initiative allows designers to incorporate waste materials from their own project sites into site-specific terrazzo tiles and surfaces, reusing local materials in new designs.

This is a truly fantastic result - Tower 42 remains one of central London’s shining examples of the value of reuse, retrofit and reinvention. The scale of the effort required to decarbonise this iconic tower should not be underestimated, but it demonstrates the continuing commitment to improve the environmental performance alongside the unrivalled occupier experience.
We are really excited to announce that Tower 42 is now EPC B! London's original skyscraper has undergone a unique and major program to replace the traditional gas-powered heating and cooling systems with all-electric air-source heat pumps. We believe this makes Tower 42 the first all-electric commercial retrofit Tower in the UK (and possibly beyond!). A great evening last night for the launch of Spolia, Solus new terrazzo range that incorporates waste materials from project sites in to one-of-a-kind terrazzo creations. Our Finsbury Dials project with Greycoat Real Estate LLP is a precedent project for the range, embracing a fabric first approach, giving existing materials a second life and driving towards a circular economy. This is just one example of how as a project team we are creating a highly sustainable best in class London office refurbishment. Exciting to see how projects can inform material changes. Simon, Steve and Mick… No idea who this trio were, but uncovering graffiti over three decades old adds a human thread to a building. It brings to life the time, effort and energy that went into creating it, the fact that this was once part of someone else’s idea 30 years ago. Our conviction in the ongoing appeal of central London to occupiers large and small continues as we complete our latest acquisition, 140 Leadenhall Street. Comprising 45,000 sq ft in the heart of EC3, and offering floor plates of 3,500 to 6,000 sq ft, the building presents a range of opportunities for active asset management and longer-term transformation.
