We’re pleased to confirm that plans have been submitted for a new housing development we designed in the market town of Wellingborough, Northamptonshire. On behalf of our client, we’ve designed a scheme of 47 new apartments and townhouses on land off Mill Road, which is adjacent the River Ise. Comprising 38 two- and three-bedroom apartments and 9 three-bedroom townhouses, the proposed development also includes car and cycle parking, and extensive landscaping. “Currently, the site is derelict and contains the shells of two buildings in a poor state of repair so is prime for redevelopment,” says our director, Oliver Lowrie. “Our design approach has focused on maximising views towards the river and countryside, reestablishing connections with nature, and providing a landmark for this prominent corner site that is just a five-minute walk from the train station.” Responding to the topography of the site, our design proposes to: ◾ Announce the corner with two distinct apartment blocks of 4-5 storeys and gabled roofs. ◾ Maximise river views by adding considerable glazing and balconies to eastern-facing façades. ◾ Reestablish connections with nature through extensive soft landscaping, allowing for a new footpath connection between the development and adjacent natural area along the river. Designed to be highly sustainable, the scheme features a high-quality thermal envelope, rooftop PV panels, water efficiency systems, 134 cycle spaces and EV charging points to all car parking. Oli adds: “This site is located within the wider Station Island area, which is set to completely transform Wellingborough’s riverside with up to 3,650 new homes and employment space. As such, our design has had to respond to the principles and characteristics within this, including taking cues from the vicinity. We believe the proposed development will not only create modern, energy efficient new homes for local families but also a striking gateway for this area. We’re pleased to confirm that plans have been submitted for a residential development in Egham, Surrey that will bring forward 34 high-quality homes on a brownfield site. Currently overgrown and featuring disused industrial buildings, the site sits within the local allocation plan and has been earmarked for new homes. Our proposal seeks to create 24 one-, two- and three-bed apartments and 10 three- and four-bed houses, each with private parking and outdoor space, together with a cycle store and two communal playspaces, one of which is a forest play area. The design has drawn inspiration from the site’s existing wooded nature. our Director Oliver Lowrie explained "The site is densely populated with mature trees, so the development’s design has been carefully curated to retain as many of these as possible, including two key clusters identified in our ecologist’s report. It also respects the natural elements of the landscape, so simple forms and angles are mixed with natural materials to create high-quality homes that blend seamlessly with the surroundings. The other key design principle was to restore connectivity. A retrofit and extension we designed at Aylmer House, Harlow has been recommended for approval, subject to a S106 Agreement. Our newly approved design will see the height of Aylmer House increase by two storeys and the building’s second and third floors converted from commercial to residential. This will enable the creation of 29 one, two and three bedroom apartments as well as the retention of the existing ground floor public house. Our design approach sought to re-use as much of the building’s original structure as possible, while increasing the height to help meet the need for new homes in Harlow. Taking cues from the street scene, our design introduces: - A contemporary, sawtooth roof as a distinctive visual feature - Materials and a colour palette to create a positive connection with neighbouring buildings - Green roof to enable a 100% biodiversity net gain This “modern design methodology” was “welcomed and supported” within the planning officer’s report, which also states: “the proposed development is considered to significantly improve the appearance of the existing building through the use of contemporary architectural design and materials. It is also positive that it would repurpose and extend an existing building to prevent its demolition, presenting a much more sustainable solution.” Thank you to Andrew Bonner and Joe Maguire for the efforts on this one.
