Redevco is proud to announce that the collaboration with artist Jace now extends to the entire façade of the hashtag #BPM building! Just in time for the Olympics our monumental 126 Rivoli building has been covered by a gigantic work of art to ensure the road remains safe and pedestrians can move around freely while the façade is being refurbished. The scaffolding covers all 8 floors of the Haussmann-style building, including a rooftop, covering a total surface area of 2,500 m². We are happy to share that the first Letoh Letoh hotel in Seville has opened its doors. The opening of this hotel is an important milestone for our hospitality strategy, in which we repurpose strategically located and under-exploited real estate to create modern, sustainable tourist accommodation in urban locations together with our Joint Venture partner Swiss Finance & Property Group. Our Spanish colleagues and other team members involved worked hard on refurbishing an old office building to an authentic, sustainable, good value hotel in the city centre of Seville. With 94 stylish rooms, this property promises an unforgettable stay for both business and leisure travelers. The hotel is managed by Room00 Hotels & Hostels. Special thank you to everyone involved. The last few years our Redevco Spanish team extensively refurbished one of our assets under management in Madrid. This iconic property on Calle del Conde de Peñalver was recently opened as a Primark flagship store in Madrid spanning almost 6,000 sqm across five floors. And as I have the pleasure of visiting this beautiful city as a tourist this week I just had to stop by! This edifice dates back from 1935 when it first opened as a cinema, which can still be recognised currently as part of the interior - instead of movies though, the screen now shows commercial footage. As the property is a listed building, redeveloping it was quite a challenge. Still our team managed to improve the sustainability performance of the property: its insulation was enhanced, including the carpentry and glass, using green, sustainable materials with a low carbon footprint. Then, a green roof was incorporated with pebbles that help reduce CO2 emissions, and the waterproof layer is specially designed for sustainable buildings. Also the interior still kept a lot of details to reference the heritage of this landmark building. It makes me proud! Have a look at the pictures, they say more than words. 🙌 Groundbreaking Ceremony🙌 Last week developer AM Gebiedsontwikkeling officially kicked off the construction of Hollandse Meesters, a marvelous residential project in the greater Amsterdam area, where we will own and manage 172 beautiful rental apartments. With a mix of both medium-rent and non-regulated homes (303 in total), the plan provides a new home for various target groups. The building has a base with two towers, a 15-storey tower for the owner-occupied apartments and a 17-storey tower for the rental apartments. To date, more than 75% of the 131 owner-occupied units have already been sold. A unique feature of Hollandse Meesters is that it is the first and only project in the Netherlands to participate in the new WELL for residential programme of the International WELL Building Institute (IWBI). This gives priority to the health, comfort and well-being of the residents. They will soon enjoy a sustainable and green residential building. Hollandse Meesters fits Redevco’s ambition to grow its presence in the European residential and living space and help resolve the demand-supply imbalance in the housing sector by creating sustainable and innovative residential buildings, thereby being a Force for Good in the built environment. The project was opened by Amstelveen’s Alderman Floor Gordon, responsible for Spatial Planning, Sustainability, City Center, and Participation. A colourfully painted prefab concrete foundation pile was driven into the ground together with representatives of AM, Redevco and BAM Wonen. Floor Gordon: “After years of preparations, we managed to add a good mix of housing in a beautiful building. A green and image-defining spot in Amstelveen’s Stadshart. 🌟 Porseleinen Toren Delft (NL) fully occupied 🌟 Happy to share that the Porseleinen Toren was not only fully let far before the building was completed, but it is also fully occupied. The first few tenants received their keys to their brand-new apartments three weeks after the official opening on April 16th. The final group of residents have now moved into the Porseleinen Toren, marking the complete occupancy of all units. The Porseleinen Toren is the first full residential development for Redevco and a tangible example of Redevco’s ambition to grow its residential activities through its Urban Living strategy and help resolve the demand-supply imbalance in the housing sector by creating sustainable and innovative residential buildings. Therefore, it was important to us to help people get access to affordable and quality housing so 20% transitioned from social housing and almost 90% of larger apartments are occupied by multiple households. Of the smaller units none are rented to tenants with an annual income exceeding €70K. To do this, we applied priority criteria and with that contributed to a proper and just flow in the Dutch housing market, even if only on a relatively small scale. Another key objective is that our projects add to the liveability and sustainability of cities, so The Porseleinen Toren was built to be sustainable in operation with solar panels on all rooftops, and a special, innovative thermo system which extracts air from outside and processes this to manage the cooling and heating in the tower. In the building process as well as in the design measures were incorporated to minimise the CO2 emissions. Furthermore, we put great emphasis on helping to connect the residents with each other: there is the community app to facilitate communications, and a beautiful roof terrace with an adjoining living room for social activities. Then the Porseleinen Toren also offers a solution for smart parcel distribution, shared mobility services via a partner and a commercial space that will be exploited in a manner that will add social value for the neighborhood. So far, we received good feedback from the new tenants about a number of aspects. The exceptional finishing stands out because of the quality walls, kitchen, and sound insulation. Specifically, the floor finish has received rave reviews. Also, the buildings’ prime location is a premium for its residents: in close proximity to the station and city center, which is a big plus. The Urban Land Institute (ULI) is known to bring together industry leaders, experts, and innovators from across Europe and even beyond to discuss the latest trends, challenges, and opportunities in the real estate sector. Our team is eager to engage in insightful discussions, exchange ideas, and bring back valuable knowledge to enhance our projects and initiatives. One of the real challenges of today is climate change obviously and as a real estate company we are very much aware that we can make a difference as the built environment is responsible for almost 40% of global emissions. This is why, amongst other things, Redevco is involved and supporting ULI’s C change as a programme sponsor. 🌟 Let's connect at PROVADA 🌟 Today the PROVADA Real Estate Fair, the premier event in The Netherlands for real estate professionals, kicked off. Our Dutch team will be attending and is eager to meet with industry representatives. Redevco is known and still largely invested in retail properties across Europe, but we are also exploring and already investing in other sectors of which the residential and living space is an important one. One of the biggest challenges facing European societies is the severe shortage of modern, affordable, and sustainable residential supply in our cities in the face of soaring demand. The housing crisis leads to growing inequality, delayed family formation for young people unable to find homes and increased political polarisation fed by the perception of widening social injustice. Especially in the Netherlands we have started developing this arm with the delivery of the Porseleinen Toren by Synchroon and The Baan Tower in Rotterdam together with RED Company amongst other projects. With 5,000 units currently under development, or in the pre-development phase - also in the UK and Belgium for now - Redevco aims to organically grow this portfolio into a truly pan-European residential platform. In a recent interview in PropertyNL Fleur Abas, Transaction Manager for the Dutch market, said "...retail remains the basis of our business, that is our heritage, but we are also looking to undertake other projects that contribute to the sustainability and liveability of cities..."
