‘The best indicator of how much a property will appreciate is its micro-market.’ You would think that this is pretty intuitive right? Nice neighbourhoods to live in are always in demand so obviously prices will go up! Not exactly. For eg - an area which is great for a homebuyer to live in today might not be the first choice for a real estate investor who is looking for an IRR of 20-25% in 3 years.
