🔬 Science Sum up: July 8-12 The second week of the second summer month has been surprisingly intense for the life sciences real estate sector. The buzz begun in South Cambridgeshire where Mission Street has 'topped out' phase two of The Press in Foxton, with Artem Korolev and Richard Warwick filling the last structural concrete in the building. The new 100,000 sq ft science and innovation campus is expected to co-locate scale-ups with established science and technology companies. In the meantime, in Sawston, CANMOOR and Tristan Capital Partners are readying to kick off construction of the second phase of Accelerator Park, comprising 86,000 sq ft of research and development, office and lab space. Sam Walker says: “We are delighted to have been given the green light to push forward with the development of three new mid-tech units.” London has picked up the vibe with Royal College of Physicians and Impact Hub London staying crowded mid-week for the events showcasing the best lab facilities the UK capital has to offer. MedCity alongside London & Partners, backed by ARC | Advanced Research Clusters, Reef Group, Mitsui Fudosan, Pioneer Group, Oxford Properties Group, and British Land have explored trends in London’s lab space, concluding that the city remains a reputable location for cutting edge research and innovation in life sciences. The findings were underpinned by The Francis Crick Institute shedding a light on its new facilities at both Tribeca and Regent’s Place. This is going to be the institutes first expansion outside of its 1m sq ft hub next to The British Library where it expects to foster and retain early-stage companies in the sector. Activity outside the Golden Triangle was marked by a call for occupiers at Hexagon Tower in Greater Manchester. Pioneer Group has tasked Carter Jonas and Track Real Estate to make half glass full at the recently refurbished 165,000 sq ft building. The project Villes et économie sociale includes the Ville de Sherbrooke, Ville de Montréal, Ville de Gatineau, Ville de Saint-Jean-sur-Richelieu, Ville de Lévis, Ville de Laval, Ville de Longueuil and Ville de Québec. The ‘seven cities’ of Rome. The first area is the historical city, associated in popular culture – to the point of cliché – with Rome. It encompasses the ancient city within the Aurelian walls, an area with less than 100,000 residents that represents only one percent of the municipal territory, visited every year by millions of tourists and pilgrims. Secondly, we identified the affluent city. This encapsulates some of the northern districts, EUR’s business center and the mansions along the ancient Appian way. With about 440,000 residents, this area includes many university graduates, highly qualified professionals and students. Unemployment rates are low, as are the levels of social hardship. The third city identified through our mapping is the compact city. This includes the first intensive belt of neighborhoods built around the city center during the first half of the 20th Century, as well as the seaside neighborhood of Ostia. Fourth comes the hardship city, which includes large areas of public housing and informal neighborhoods (borgate) . About 440,000 residents live in these places, often trapped in a vicious cycle of childhood poverty, low education levels, unemployment, health problems. The fifth one is the car-dependent city, or the second extensive peripheral belt developed during the second half of the 20th Century beyond the compact city, along the ring road (Grande Raccordo Anulare – GRA) and highways . This area is home to about 610,000 residents and its population is progressively increasing. The sixth one is defined as the rural city: it consists of Rome’s most distant outskirts situated in the Agro romano (the historical agricultural surroundings of Rome). This area has about 180,000 residents, rapidly increasing by 80% since 2001. Finally, an unaccounted-for seventh city exists too. This is the invisible city, which spans the whole area Rome.
