    Catella's Property Investment seminar in Helsinki today gathered together over 300 real estate professionals. Catella Market Indicator, Autumn 2024, was published at the event: Weak transaction market continues The Finnish real estate investment market remained subdued and the H1/24 transaction volume totaled ca. EUR 1.2 billion. Last year’s H1 volume of EUR 1.4 billion was reached by the end of July. Foreign investors accounted for 51 percent of the acquisitions, indicating that foreign investors have maintained their interest in the Finnish real estate market. Residential was once again the most transacted asset type with a volume of over EUR 500 million, and now accounts for more than one third of the total volume. Industrial and logistics properties were second with a volume of ca. EUR 420 million. Offices appeared to be a very illiquid asset type, with office volume amounting to just EUR 80 million. So far this year, there has been only one significant office transaction, when VVT purchased the office building Ratina in central Tampere from Sponda. The largest acquisition in H1/24 was the residential portfolios purchased by Slättö together with domestic institutions, covering a total of ca. 800 apartments in the Helsinki Metropolitan Area (HMA) and Tampere. The total value of the deal was EUR 130 million, completed in two parts. Additionally, Aktiivitilat’s first fund focused on industrial properties was sold to Blackstone for EUR 135 million during Q3/24. Catella News: https://lnkd.in/dq7HtJq7

    Catella Asset Management has been appointed as Asset Manager of Spektri Business Park the first Business Park in Finland. Located in Tapiola, Espoo, Spektri consists of five properties with a total lettable area of approximately 35,000 square meters. Spektri includes a comprehensive range of services such as meeting rooms, restaurants, a wellness centre, a gym, a café, a 24/7 market and an auditorium. Spektri also offers approximately 1,000 parking spaces and a car wash. Located in the immediate vicinity of Ring Road 1, this versatile complex is easily accessible by car, bicycle and public transport. Spektri offers high-quality, stylish and adaptable space in various sizes, finished with Scandinavian interior design. Catella will be responsible for the management of Spektri's real estate companies and the leasing and development of the premises. Spektri is owned by a fund managed by Tristan Capital Partners.     Catella Property Oy advised in the sale of a healthcare property eQ Community Properties has sold a hospital property located in the Pori city centre to NIAM. The property has an excellent location in the Pori city centre at address Itsenäisyydenkatu 33. The lettable area of the property is approximately 5 800 sq.m. and it is BREEAM Very Good certified.     Catella Property Oy acted as financial advisor to the funds managed by OP in the sale of two modern logistics properties in the Helsinki region in Tuusula. The buyer is Logian, a joint venture between Keva and Mrec Investment Management Oy. The properties have a prime logistics location close to the Helsinki airport at Högberginhaara 10, Tuusula. The properties, constructed in 2018-2019, have a lettable area of approximately 32,500 sq.m. and are fully leased to the Finnish logistics operator Logitri Oy.     Catella Property Oy advised in the sale of a modern healthcare property in Oulu city centre. Ilmarinen Mutual Pension Insurance Company has sold a modern healthcare property in the city centre of Oulu to a fund managed by Swiss Life Asset Managers, which is dedicated to pan-European healthcare investments. The property was completed in 2015 and comprises nearly 8,000 square meters of leasable area. Its anchor tenant is Mehiläinen, Finland's largest private provider of health and social services. Additionally, there are several commercial spaces on the ground floor. Ilmarinen is the largest private earnings-related pension insurance company in Finland and owns around 100 retail, office, logistics, and other commercial properties. Ilmarinen's direct real estate investments were worth EUR 5.8 billion at the end of 2023. Ilmarinen continues to concentrate its property holdings in submarkets that align with its strategy.     Catella has appointed Petteri Kokko, current Head of Transactions, as new Managing Director at Catella Corporate Finance Finland succeeding Antti Louko. Petteri Kokko will start his new position 1 July 2024. Antti Louko has been Managing Director at Catella since 2016 and has contributed to the position of being the leading advisor in Finland. Antti has now decided to leave Catella to take up other challenges outside the company. Catella is happy to announce its active succession planning within the Group and appoint current Head of Transactions, Petteri Kokko, as the new Managing Director. Petteri Kokko has been at Catella since 2021 and he has more than 15 years of experience from transaction advisory and corporate M&A transactions. During his career, Petteri has advised in transactions valued more than EUR 6 billion in total. His focus will be to further expand and strengthen Catella’s position in Finland and in close cooperation with Catellas’ other business areas.  “I am very happy to take over Catella Corporate Finance Finland and continue the great work Antti has done during his tenure. Catella has a very skilled team with a solid track record highlighting our strong execution capabilities even in this difficult transaction market we are currently experiencing. I strongly believe that we can continue to provide sound advice in today’s market environment and when the market activity picks up again, we will be in a great position to help our clients to succeed”, says Petteri Kokko. Catella Corporate Finance Finland has a long track record of acting as a transaction advisor in both large and complicated transactions as well as smaller transactions, supported by awarded market research and an experienced team. The company has been able to increase its market share despite a weak market environment during recent years. In 2023, Catella was the most active sell-side advisor in Finland and had the largest market share with 22 per cent of the total sell-side transaction volume in Finland. “As much as I am delighted that Petteri Kokko will take up the position as Managing Director, it is also sad that Antti Louko is leaving us.     Catella European Residential III Fund Enters Finland with an Acquisition of 243 Apartments. Catella Residential Investment Management GmbH (CRIM) has acquired four residential properties for the Article 9 compliant ‘dark green’ investment fund Catella European Residential III (CER III). The properties were acquired from Oivat Kaupunkikodit Ky, managed by eQ Asset Management Ltd. The properties are located in Helsinki, Vantaa, Tampere and Turku in excellent locations close to daily services. Catella Asset Management Oy (Catella AM) will manage the portfolio.      The portfolio comprises 243 apartments and six commercial units, with a total of approximately 11,000 square meters of lettable space. Properties have been completed between 2021 and 2022, offer modern living spaces for tenants. Furthermore, the Article 9 compliant residential portfolio will undergo significant energy efficiency imporvement measures in the future, for example through new solar panel systems.   Tapio Nurkkala, Investment Director, Catella AM, "CER III fund is Europe’s first cross-border residential real estate fund that qualifies as a top-ranked Article 9 ‘dark green’ investment fund under the EU’s Sustainable Finance Disclosure Regulation (SFDR).
