    Why it’s more climate-wise to renovate old than to build new 🌍🔨 CapMan Real Estate acquired Koo3, located on Kansakoulukatu 3, in 2018 from the City of Helsinki and started a comprehensive renovation in 2020 to transform an old city authority department to a modern office building and a vibrant innovation center. Maintaining the spirit and history of the building was the focal point of the refurbishment and new interior design. The building now meets modern office standards both visually and technically while respecting its historical significance. ✨🏢 As a result of the renovation, the buildings primary energy demand reduced nearly 20 %. Additionally, the carbon footprint for the renovation is 18 % lower compared to a scenario where a completely new building would have been constructed. 🌱 #capman #realestate #transformation

    CapMan Growth together with the consortium announces a public tender offer for all the shares in IT services company Innofactor Plc ✨ The CapMan Growth Equity III fund and Innofactor’s founder, main shareholder and long-time CEO Sami Ensio, through his company, have formed a consortium for a voluntary, recommended public cash tender offer for all shares issued by Innofactor Oyj. Osprey Capital Ltd is involved in the consortium as a co-investor. Innofactor is a respected and strong IT services partner for about 1,000 private and public sector organizations in the Nordic countries. In 2023, the company’s net sales was around 80 million euros and EBITDA was around 9 million euros. ”As a strategic partner, CapMan Growth provides the company with extensive experience in developing IT service companies and a range of resources to accelerate Innofactor’s growth strategy, particularly through acquisitions, as well as a stable and secure domestic owner for the demanding Nordic customer base.     Summer means longer days perfect for relaxing and catching up on your favourite shows. CapMan Infra’s portfolio company Valokuitunen is making this experience even better with the fastest possible internet connection. But what does it take to build a market leading fibre company in Finland? 🚀 Valokuitunen is a fibre-to-the-home provider operating in Finland. The company’s network coverage has grown from approximately 20,000 to more than 300,000 households over just a few years. This rapid expansion has been possible through CapMan Infra bringing best practices from the energy sector to the telecommunication industry, enabling Valokuitunen to reduce construction unit costs by up to fifty percent. In addition, Valokuitunen utilises open access business model, which gives end consumers the freedom to choose among different service providers, as well as innovative marketing and sales. During covid-19 pandemic the company’s management and CapMan Infra’s team had to rethink and create different and new sales channels from scratch. As a result, Valokuitunen now boasts one of the most efficient sales organisations in Finland and the team grew from six people in the spring of 2020 to around 130 today.     One of the most unique projects by CapMan Real Estate: transformation of the historic Red Warehouse in the heart of Copenhagen's Carlsberg City District! 🏗️✨   Once a workshop and grain warehouse, the Red Warehouse stood empty for a long period before the CapMan Real estate II Fund acquired the property in 2019. It was in a dilapidated state, but CapMan Real Estate saw the unique potential. This began a transformation process spanning a few years. The goal was to rejuvenate the building while preserving its cultural heritage and harmony with its surroundings.   Today, the old industrial property serves as a modern office building of 10,000 square meters and has been nominated for and received several acknowledgments. From an ESG-perspective, the building has been certified with BREEAM-in-Use at the Very Good level. #capman #realestate #copenhagen

    Finsilva Oyj, a forest and natural capital company majority owned by CapMan Natural Capital through Dasos Capital funds, is deepening its collaboration with the Finnish energy company Pohjan Voima to increase renewable energy production on Finsilva's lands. 🔄⚡️   The strategic partnership aims to identify and develop new opportunities for wind farms, solar parks, and battery storage facilities. Five project areas have already been identified and progressed to the preliminary planning phase with the collective potential to generate an estimated 500 megawatts of wind and solar energy. Once the projects reach the investment phase, Finsilva and its owners will have the opportunity to make minority investments in the projects developed within the co-operation framework.   “Projects offer our investors the opportunity to further invest in renewable energy produced in Finland. Securing of forest sustainability and biodiversity are at the core of our activities also in the renewable energy projects,” says Sami Veijalainen, Partner at CapMan Natural Capital.   In addition to the newly identified projects, three of Pohjan Voima’s current wind farm projects are already located partially on land owned by Finsilva. #capman #renewableenergy #naturalcapital

    🎙️ Recently, in Finsilva Oyj’s Luontopääoma podcast, CapMan’s CEO Pia Kåll summarised that maintaining and increasing natural capital requires investments, which in turn necessitate a market to generate returns. The second episode of the podcast trilogy focuses on what kind of market should be created for natural capital.   This topic is particularly relevant to CapMan, as the acquisition of Dasos Capital and establishment of CapMan Natural Capital as an investment area realised at the beginning of this year.   “At CapMan, the whole idea of sustainability starts from the fact that it is fully integrated into our financial operations. We view forests similarly: generating financial returns for investors and enhancing natural capital are complementary goals. Additionally, I see opportunities to develop new products beyond traditional investment areas where value chains could be ensured to be net zero or nature positive from start to finish”, Pia explains.     📢 Exciting news! CapMan Real Estate’s first EU Taxonomy aligned project has come to completion as both residential apartment buildings of As Oy Turun Hygge have been finalised and tenants have settled in. The two-building complex, located in Turku’s Pukkila neighbourhood, Finland, offers its residents LEED Gold certification and A-energy class level sustainable rental housing. The environmental effects of living have been minimised, extra energy is not wasted on heating, and the housing footprint is small throughout the buildings’ lifecycle. The buildings also use fossil-free energy for their heating and electricity. Construction of the project kicked off in 2022, with the first of the two buildings finalised in January this year, followed by second recently in June. The project is part of CapMan Nordic Real Estate Fund III and was successfully completed together with Finnish construction company Hartela. Hygge’s leasing, property management and financial administration is managed by Asuntopehtoori.
