In Alblasserdam, #Netherlands, a state-of-the-art XXL distribution center from our Deka-ImmobilienEuropa fund stands proudly. Serving as the new headquarters and production site for the Peute Group, this facility is notable not only for its impressive 36,735 square meters of rental space. Located on a 60,000 square meter plot in the eastern expansion of the Port of #Rotterdam, the facility was built adjacent to the BCTN Container Terminal and has been operational since late 2023. For the construction, an area previously used for industrial purposes and left fallow was completely redeveloped and revitalized with a modern building. This brownfield development is particularly #sustainable, as it avoids sealing new land. The site already had excellent infrastructural connections, especially due to its convenient location on the east side of Rotterdam with direct motorway access and waterway connections to the major surrounding ports. The Peute Group sources its energy requirements from the roof, where 10,670 solar panels provide an annual output of 2.86 megawatts. This is equivalent to the energy consumption of around 1,650 households and is sufficient to cover the entire energy needs of the logistics center. Our sustainability-conscious tenant also saves additional energy and CO2 by transporting containers by barge via the directly connected BCTN terminal, reducing 250 to 300 truck journeys on regional roads every day. Based on the high demand for logistics properties, Deka Immobilien has just realized a sale profit for the investors of the open-ended real estate fund Deka-ImmobilienEuropa. 🎉 The logistics portfolio, located in Castel San Giovanni near Piacenza and south of #Milan, has been successfully sold to an institutional investor. The sale price remains confidential. With an impressive rentable area of around 165,000 sqm, predominantly used by leading international 3PL companies, the distribution halls are a significant asset. The high-quality logistics buildings are strategically well-located and offer excellent highway connections. Acquired as new constructions in 2004 and 2011, they are certified with the British #BREEAM in Use rating of "Very Good" for sustainable construction. Die Uhr tickt 🕰️ Was morgen an #Logistikimmobilien gebraucht wird, kann heute kaum gebaut werden.   Wichtig ist daher, sich jetzt mit dem Bestand zu beschäftigen. Heute ist allerdings davon auszugehen, dass die Hälfte aller Logistikimmobilien in Deutschland den Status Stranded Assets hat. Auch aufgrund ESG-seitig alternder Gebäudestandards wird hier abgewertet, verkauft, es besteht Beratungsbedarf. 🤔   Grund also für Logix, sich mit ESG-Expertinnen und -Experten für den Bestand zu treffen, um gezielt über das Thema zu sprechen. Nach Veröffentlichung unseres ersten ESG-Leitfadens im Januar bildet der neue ESG-Workshop den Auftakt für eine neue geplante Veröffentlichung 📗.
