Sen̓áḵw is one of the most, if not THE most important development in the country to watch, Why? Its not bound by Vancouver planning policy and zoning, because the development is on first nations land the city of Vancouver's regime does not apply.... as a result the Nation has chosen to build bigger, denser and taller than any development would be allowed. ~ Will it prove that this type of zoning regime is critical to create good neighborhoods and developments, or will it prove that restrictive zoning helped create the housing affordability crisis? Sen̓áḵw is big, ambitious and undeniably urban—and undeniably Indigenous. Yet there’s also been a persistent sense of disbelief that Indigenous people could be responsible for this futuristic version of urban living. ~ The cringeworthy volume of 'experts' and politicians mansplaining what indigenous development is.... to ingenious people.... is jaw dropping to watch. A prominent white urban planner and former city councilor told an indigenous reporter “When you’re building 30, 40-storey high rises out of concrete, there’s a big gap between that and an Indigenous way of building.” Its also because Sen̓áḵw is economic reconciliation (and Justice) in action. Its indigenous sovereignty, and economic power. Black communities in Canada have been marginalized and undervalued by the planning and design of cities. 'Nothing for us, without us', our recent documentary exploring anti-Black racism in Canadian urban development/planning, is now available in a single-episode viewing format: https://lnkd.in/gm6_Hxj8 The documentary explores how anti-Black racism is embedded in urban development, renewal, and gentrification policies. It argues that Black businesses, organizations, and leaders are often excluded from decision-making, leading to unequal distribution of services and resources, and highlights the reluctance to acknowledge anti-Black racism in Canadian planning, creating an illusion that systemic injustices do not exist. BLLHA would like to acknowledge and express their gratitude to the planning team at Town of Banff, Council Members, Parks Canada, and countless other community members for their hard work in shepherding in amendments to the Banff Land Use Bylaw. This is a significant milestone for housing in Banff. It is anticipated that these amendments will significantly assist in the development of new housing units for our Banff workforce. These changes include: ➡ Decoupling required parking from new housing projects ➡ Simplifying our pre-existing residential land use districts into low, medium, and high categories ➡ Returning residential height limits to their 1990 level of 4 stories In Banff, Land Use Bylaw amendments need to be approved both by Town Council and the Federal Minister of Environment and Climate Change. Recent Ministerial approval ushers in the next phase of collaboration for tackling our housing shortfall. With the land-use bylaw changes, we are confident this will unlock local operators’ plans to construct purpose-built housing for their employees. These investments will soon commence now that these developments make financial sense due to these land-use bylaw changes. BLLHA and the commercial sector is acutely aware that the creation of housing is a community commitment and without quick action and participation there is a risk of losing funds currently accessible through the federal Housing Accelerator Fund. With these bylaw changes now in place together with federal funding supports, it is projected that at least 240 new housing units could be available by 2027, helping our workforce thrive in their professional and personal lives. #banffnationalpark #banffcouncil #housinginbanff #employeehousing

Here’s what you can do to build strong community relations: Try to avoid the “Surprise Project” ⚬ New Regulations from the Province are expediting approvals and eliminating typical public engagement requirements to speed up the delivery of housing. ⚬ Prior to construction, it’s recommended to introduce yourself as project lifecycles are very long (even longer if you have unhappy neighbours). ⚬ Being proactive and providing contact details for any issues will go a long way in reducing conflict, most of the time. Acknowledge that Construction is disruptive, even with the best of intentions ⚬ It’s never possible to please everyone during a project, but proactive communication for traffic or noise disruptions will go a long way. ⚬ You’ve likely never encountered a neighbour complaining that they were too informed about construction. Dealing with Conflict ⚬ With Deadlines and Money at Risk – there are a lot of stressful times during a project and the last thing you need to manage is complaints. ⚬ Take time to listen to the problem, sometimes the solution is brutally simple, but it’s buried in the conflict. ⚬ Keep things Fair, Factual, and Professional at all times. If you’ve created a great relationship, leverage it to improve your project! Sometimes project sites are very tight and utilizing a portion of the neighbouring property during construction can be a huge benefit, so you could see a direct cost and schedule impact to your project, just by getting along well with your neighbours Expand your development portfolio while letting us manage the intricate details of each stage, from conception to completion.
