#Fengate50 flashback: By 1998, Fengate’s early commercial property investments, collectively now worth $22 million, began to bear fruit for the business and its early investors. Inspired by the trend for institutions acquiring interests in commercial property, Lou Serafini Jr. had the idea of pooling the properties his father had amassed to create Fengate’s first fund. Fengate launched that fund, Northgate Properties Inc., in 2000, marking the beginning of the transfer of leadership from Sr. to his son, and a new era for Fengate. #Fengate50 flashback: The first inflection point for Fengate came in 1981, when Louis Serafini Sr. (Sr.) met Mr. Enrico Mancinelli, business manager of the Laborers’ International Union of North America (LiUNA) Local 873, through Hamilton’s fraternal Sons of Italy organization. Raised in the same community of newcomers to Canada, they forged a close business partnership and a deep friendship. Soon, Mr. Mancinelli entrusted Sr. to manage LiUNA’s initiative to develop #affordablehousing, becoming an integral part of creating the LiUNA Hamilton Association. Developing more than $150 million of affordable housing together gave Fengate the opportunity to expand Sr.’s passion of investing in #commercialrealestate. Before long, more than $20 million of commercial property was purchased. These investments would later become the foundation of Fengate’s first investment fund.
