Our NZX-listed fund, Vital Healthcare Property Trust, has reported its full year results for FY24. Despite a challenging environment, Vital recorded AFFO of 10.9 cents per unit (cpu) enabling a distribution payment of 9.75cpu (consistent with guidance) on an 89% payout ratio. ~NZ$251m of non-core assets have been divested in FY24 with an additional NZ$180m in due diligence for potential sale targeting at least NZ$100m for divestment in FY25 to complete Vital’s asset sales programme. Five developments, totaling NZ$197m, reached practical completion, substantially on time and on budget. Two of these developments are targeting a 6 Star Green Star rating. The remaining committed development spend of ~NZ$138m can be fully funded from existing debt headroom. Vital was acknowledged as Sector Leader (the highest possible achievement) by GRESB for ESG in healthcare for listed entities globally across performance, management and developments. This week members from our Sustainability Team had the pleasure of attending Campbelltown City Council’s NAIDOC Week celebrations in Sydney. The Community Connections Day showcased local Indigenous community and businesses and included a range of activities including stalls, cultural workshops and performances. This year's NAIDOC Week theme, "Keep the Fire Burning! Blak, Loud & Proud," celebrates the enduring strength and vitality of First Nations culture. The fire symbolises the resilience of Indigenous traditions and connections to the land and each other. It calls for a proud celebration of Indigenous identity, reclaiming narratives, amplifying voices, and committing to justice and equality. Pleased to announce the completion of our ~NZ$38m expansion of Ormiston Hospital & Healthcare in Auckland which almost doubles the size of the Hospital. Developed through our NZX-listed fund, Vital Healthcare Property Trust, the now ~10,000sqm facility is majority leased to Ormiston Hospital. The Hospital operator is majority owned by Southern Cross Healthcare, the largest private healthcare network in New Zealand. Over 10,000sqm of adjacent land is available for further expansion and master planning has commenced for future development stages. Last week the 2nd Annual Healthcare Real Estate Summit was held in Sydney where key industry stakeholders gathered to discuss investment, development, construction and design strategies for Australia’s growing healthcare real estate sector. Pleased to announce completion of Stage 2 of our Playford Health Hub in Adelaide, South Australia: a ~A$49 million state-of-the-art Specialist Medical Centre. Developed through our NZX-listed fund, Vital Healthcare Property Trust, the modern and architecturally designed four-level medical specialist building houses a range of specialist consulting and healthcare services, and is expected to see around 100,000 patients through its doors annually. The ~8,731sqm Specialist Medical Centre includes day oncology, radiotherapy, radiology, pathology, specialist medical consulting suites, a rooftop terrace, conference facilities and retail amenity. The building is already over 60% pre-leased to Calvary Health Care, GenesisCare, RadiologySA, Clinpath Pathology and other key specialist tenants. Delivery of this Specialist Medical Centre marks South Australia’s first 6-Star Green Star registered Medical Office Building. The centre is powered by 100% renewable energy, as well as 34% better energy efficiency than building code requirements, 25% better water efficiency than standard practice, and 40% lower embodied carbon than a standard building. Earlier this month our ~$30 million private mental health hospital in Mount Eliza Victoria was officially opened - the Avive Clinic Mornington Peninsula operated by Avive Health. The 60-bed private hospital will address the current under-servicing of mental health treatment, both within the immediate catchment and in Australia more broadly. Following a Welcome to Country by Aboriginal elder, Aunty Deb on Bunurong Country, staff, doctors, project partners, and the community celebrated the opening. The hospital features a boutique hotel-like environment with 60 single patient rooms with ensuites across two 30 bed wings together with group and art therapy rooms, psychiatrists’ consulting suites, a dedicated fitness studio and gymnasium, as well as beautifully landscaped outdoor retreat areas. Through our NZX-listed fund, Vital Healthcare Property Trust, we’re extremely proud to have developed this premium mental health facility by repurposing an existing aged care asset - demonstrating our commitment to sustainability. Our NZX-listed fund, Vital Healthcare Property Trust, has reported its Q3 results. The results include a 3.8% increase in net property income (on a like-for-like basis). NTA per unit rose slightly to NZ$2.72 per unit. The release provides an update on Vital’s existing committed development pipeline as well as the recent openings of developments in Sydney and Christchurch.
