What is Mecone? Mecone is a mythical Greek City. Known as the city where humans came into conflict with the gods resulting in the gods taking fire away from humans – humankind’s most precious natural resource. To us, Mecone represents the need to find balance between human needs and the natural environment. Mecone is selected as a preferred consultant and is placed on the consultancy panels for a number of government organisations including the Department of Treasury, Transport for NSW, Local Government Procurement, Roads and Maritime Services, Barangaroo Delivery Authority and NSW Health for the provision of planning and development advisory services. We also have strong relationships with private stakeholders, developers, land owners and specialist consultancy firms. We have long-standing and very good relationships with numerous local Councils and excellent established relationships with State planning authorities in NSW and VIC.

    Sydney Olympic Park Master Plan 2050 is currently on exhibition. Feedback is being sought until 5pm, Monday 25 November 2024.     Mecone is thrilled to have played a key role in helping Loftex Chatswood Pty Ltd secure approval for their mixed use development application at 3-5 Help Street, Chatswood. Last month, the Sydney North Planning Panel reviewed and endorsed the development.   The proposal will provide a high-quality, ecologically sustainable, development that exhibits design excellence. It seamlessly integrates employment-generating retail and commercial space and new homes in a way that responds appropriately to the Help Street, Cambridge Lane and McIntosh Street streetscapes and the surrounding, evolving Chatswood CBD. The proposal will also provide positive public benefits through the provision of public artwork, enhanced publicly accessible areas along Cambridge Lane and Macintosh Street, and activated street frontages with ground floor commercial premises on all frontages contributing to a vibrant Chatswood CBD   Congratulations to Loftex and the wider consultant team!     It was great to attend Committee for Sydney's event for the launch of the “Transforming Sydney’s Economy Report’ with presentations by Eamon Waterford, Jeremy Gill, Professor Eric Knight, Penny George, Dr. Rob Stokes and Ingrid Marsh.     👇 Key insights included:  • The economy is not an optional extra. To truly transform Sydney’s economy, it must be a core policy focus, together with other priorities such as housing and energy transition. •Sydney is a significant and complex economy that is undergoing an exciting period of transformation. This will require us to rethink how we shape future economic success. • For Sydney to be a highly functioning, inclusive and dynamic global city, all industries must be planned for. We must now turn our minds to planning for the next 20-30 years with a particular focus on some key industries such as:   o Financial services and fintech   o Net zero & clean energy technology   o Bio-medical technologies and life sciences   o Digital technologies   o Advanced manufacturing  •While Sydney and Australia already have significant investment in all these sectors, effective planning and targeted investment will be critical in realising this opportunity and enabling Sydney to reach its full economic potential.     We are sure the freshly released Transforming Sydney’s Economy (https://lnkd.in/gZFdG_Hg) will continue to spark conversations and encourage innovative ideas and solutions when planning for Sydney’s future economic success, both at a regional level and on the global stage.     Mecone is delighted to welcome Isabella Foreman as a Planner, based in our Brisbane office.   Isabella has 5 years of experience in the planning industry and has been involved in diverse projects from inception through to completion across Queensland, including industrial, commercial, subdivisions, small-scale and higher density residential developments. She has a strong understanding of the Queensland planning system and demonstrated capabilities in due diligence and highest and best use advice, preparing and managing development applications and managing multi-disciplinary teams.   Having had extensive experience in assisting local government clients through development assessment, Isabella has a strong understanding of internal government processes and approaches involved to achieve mutually beneficial outcomes for local government and private sector clients. Through her experience in both private and public sectors, Isabella is well-equipped with the skills and experience to deliver high quality, tailored and balanced advice to clients.  Isabella holds a Bachelor of Regional and Town Planning (Honours) from the University of Queensland.   We are excited to have Isabella on board and look forward to her contributions to Mecone and our clients.     𝗦𝘆𝗱𝗻𝗲𝘆’𝘀 𝗶𝗻𝗱𝘂𝘀𝘁𝗿𝗶𝗮𝗹 𝗹𝗮𝗻𝗱 𝗰𝗿𝗶𝘀𝗶𝘀 𝗶𝘀 𝗱𝗿𝗶𝘃𝗶𝗻𝗴 𝘂𝗽 𝗵𝗼𝘂𝘀𝗶𝗻𝗴 𝗰𝗼𝘀𝘁𝘀 – 𝗮𝗻𝗱 𝗱𝗿𝗶𝘃𝗶𝗻𝗴 𝗼𝘂𝘁 𝗯𝘂𝘀𝗶𝗻𝗲𝘀𝘀𝗲𝘀 Robert Harley at the The Australian Financial Review published a story today on the looming crisis in industrial lands and its impact on Sydney’s housing crisis. If these issues aren't fixed, Sydney will struggle to solve our housing affordability crisis. Sydney's logistics and warehouse operators are being priced out of industrial land in Sydney, pushed to seek cheaper alternative sites in Melbourne and Brisbane. The high costs of industrial land in Sydney, including stormwater infrastructure fees, are making it hard to do business. Melbourne and Brisbane offer lower land, building, and labour costs, and have more industrial land available. This is making Sydney less competitive, which could lead to higher costs of goods and services for Sydney residents – and higher housing construction costs. As Mecone’s founder and executive chair Ben Hendriks has pointed out “Sydney's industrial land issues aren't just about the availability of zoned land. Land fragmentation, a lack of critical enabling infrastructure, and a patchwork of environmental constraints means land that's zoned often can’t be feasibly developed for large-format industrial warehouse companies. This creates major hurdles for businesses needing big, modern facilities. If Sydney can’t sort this out, businesses will continue to relocate, making the challenge of solving our housing crisis even harder.” There’s a big challenge ahead.     Had a great discussion on Sydney's evolution at the launch of Committee for Sydney's "Defining Density (done well)" report. Insightful presentations from Peter John Cantrill, David Tickle, Estelle Grech, Hazel Easthope, Tom Mackellar , Alexander Wendler, and Abbie Galvin. Key insights and perspectives on density in Sydney were: 🌳 Density comes in all shapes and sizes; it doesn't have to be a skyscraper! We also don't always have to think about it in terms of human population – it can also be about the density of green spaces, schools, restaurants and bars, and transport and economic hubs. 👫 Yes, more density means more public life, but an increase in density should be matched by an increase in amenities from the very start. This is what makes people love living, working and playing in dense neighbourhoods – so, rather than solely focusing on transit oriented development, we should also promote amenity oriented development. 🚆 For Sydney to be more dense, we need more transport. Sydney can also be making better use of our existing transport stations and stops. 📈 The city has expanded to the south and north west, and the suburbs that have experienced the greatest increases in population density are peppered right across the city. Sydney is becoming more polycentric; we must transition away from the hub-and-spoke focus of transport provision. ✏️ We need a clear infrastructure and land-use plan to accommodate more density done well. This goes hand in hand with the need to apply a place-based approach to understanding, planning and designing neighbourhoods.     Mecone - Urban Planning is thrilled to have played a key role in helping EG Funds secure approval for their State Significant Development (SSD) at Cleveland Street, Redfern. This innovative mixed-use co-living project promises to address the area's critical need for diverse rental housing while enhancing the Cleveland Street streetscape and activating all three street frontages of the site. The development and design were informed by comprehensive and meaningful First Nations engagement including consultation with local Indigenous groups and elders, providing a significant cultural influence on the project. Last month, the NSW Independent Planning Commission reviewed the SSD application and endorsed the development, highlighting its strategic importance in boosting rental housing supply and diversity. The Commission recognised the project as a well-considered and efficient use of land, noting its potential to invigorate the public domain and provide valuable economic and community benefits, as well as support active transportation. The development included a 123% variation to the maximum residential accommodation floor space ratio standard. This variation, endorsed by both the Department of Planning, Housing and Infrastructure and the Independent Planning Commission, was deemed a fitting response to the evolving character of the area which would facilitate the creation of additional dwellings in a highly accessible location, aligning with the districts housing objectives.     Mecone is delighted to announce the appointment of Alistair Smith as a Director, Environmental Planning Lead, based in our Sydney office.   Alistair has over 20 years planning experience and can provide statutory planning and feasibility advice, environmental impact assessments (EIA), environmental due diligence and post approval construction environmental management services. Alistair previously worked for Atkins Realis as their Environmental Lead, and prior to that was an Area Planning Manager at the City of Sydney.   Alistair has successfully overseen feasibility studies, planning approvals and post approval requirements for various projects in Australia, including multimillion-dollar infrastructure, commercial, and residential projects for government and private-sector clients. His experience includes consulting, local government development assessment roles, and management of a residential construction company, enabling him to apply different perspectives and deliver balanced advice and efficient solutions.   We are thrilled to welcome Alistair on board as he continues to expand Mecone’s capabilities in the Environmental Planning space and look forward to the valuable contributions he will bring to both our team and our clients.   Please join us in welcoming Alistair to Mecone! #Meconeteam #WelcomeAlistair
