We walk alongside our clients right throughout their home building journey and support them from initial planning through to the completion of their new home. Breaking News! In August, Perth's rental vacancy rate rose to 1.4%, a 0.7% increase from July. REIWA CEO Cath Hart noted that this is the first time the rate has exceeded 1% since June 2022, when it was 1.1%. Hart explained that the rental market has been challenging due to strong demand and limited supply, causing low vacancy rates and rising rents. However, in recent months, rent prices have stabilized, supply has increased slightly, and properties are taking longer to lease. Although the vacancy rate is improving, it remains below the balanced market range of 2.5–3.5%, meaning the market is still tight. Breaking News! Housing affordability in Western Australia declined in the June 2024 quarter, with the proportion of family income required for loan repayments rising to 39.5%, an increase of 4.8% year-on-year. Strong property price growth and previous interest rate hikes have contributed to the decline in affordability. Despite this, WA remains the most affordable state for homeowners, with only the ACT and NT being more affordable. Loan activity increased, particularly among first home buyers, who made up 38.1% of the market. Rental affordability also dropped slightly, with rent payments requiring 23.6% of family income. Breaking News! Perth’s property market is still on the rise! In August alone, house prices climbed by 1.9%, bringing the total yearly increase to an impressive 20.7%. The median house price now stands at $688,000. Unit prices are also breaking records, with a 1.1% bump to $455,000—up 13.8% compared to last year. According to REIWA CEO Cath Hart, demand is strong, with homes receiving multiple offers above asking price. And it doesn’t look like things are cooling off anytime soon. Suburbs like Willetton and Westminster led the way in growth, and homes sold in just 9 days on average. While listings have gone up a bit, they're still 32.5% lower than this time last year. In the rental market, house rents held steady at $650 per week, while unit rents dipped slightly to $600. After a few years of sharp increases, rental growth has slowed, but listings are 33.6% higher than a year ago. The median time to lease a property also ticked up slightly to 19 days.
