Resident Manager

The Moinian Group is currently seeking a resident manager for one of our locations.

Requirements:

• A minimum o 5 years of experience in maintenance, repair, or equipment servicing including at least 2 years of supervisory experience
• Luxury rental experience is a must
• General knowledge of all construction trade types (carpentry, plumbing, painting, electrical, mechanical, etc.)
• Hands-on ability to maintain building mechanical systems, generators, boilers, cooling towers and various other equipment; and fire systems plus strong HVAC background
• The ability to promptly and successfully respond to client and tenant issues and work requests
• Experience in conducting building inspections, correcting deficiencies and follow-up
• Excellent organizational, communication and time management skills

Responsibilities

• Supervises a large building of 500-1000 units
• The Superintendent is expected to conduct site and facility inspections, to be hands on in performing work, to supervise and coordinate contractors/vendors, execute a preventive maintenance program, purchase materials, supervise day-to-day maintenance and janitorial duties of the property, and perform budget tracking
• Also expected to determine need and extent of service, equipment required, type and number of operation and maintenance personnel needed, and to perform and assign work
• Prioritizes work to ensure building occupants’ needs are met in a timely fashion and assigns work requests to appropriate personnel to perform required maintenance, servicing and repairs
