Committed to excellence and customer satisfaction, we are seeking a highly skilled Director of Maintenance to join the team.

As the Director of Maintenance, you will be responsible for overseeing maintenance, facility management, and engineering activities across multiple condominium buildings. The ideal candidate will have a strong background in either commercial and residential sectors, with hands-on experience in mechanical, electrical, plumbing, fire safety, and HVAC systems. Fluency in both Spanish and English is essential, as you will be leading a diverse team and interacting with residents and stakeholders.

Key Responsibilities:

• Manage and oversee maintenance operations for multiple luxury condominium buildings.
• Supervise a team of technicians and engineers, ensuring efficient and effective performance.
• Ensure compliance with safety regulations and standards, particularly in mechanical, electrical, plumbing, fire safety, and HVAC systems.
• Develop and implement preventive maintenance programs to enhance building operations and longevity.
• Collaborate with property management teams to address resident concerns and maintenance issues promptly and professionally.
• Conduct regular inspections and audits to maintain high standards of cleanliness, safety, and operational efficiency.
• Oversee budgeting and procurement of maintenance supplies and equipment.
• Coordinate with external contractors and vendors as needed for specialized maintenance projects.
• Travel regionally as needed, approximately 10% of the time.

Qualifications:

• Bachelor's degree in Engineering, Facilities Management, or related field preferred.
• Minimum of 5 years of experience in maintenance and facility management, with a focus on residential or commercial properties.
• Proven experience in overseeing mechanical, electrical, plumbing, fire safety, and HVAC systems.
• Strong leadership skills with experience managing and motivating a diverse team.
• Excellent communication skills in both Spanish and English, with the ability to interact effectively with residents, staff, and vendors.
• Demonstrated ability to prioritize tasks, manage projects, and meet deadlines effectively.
• Experience with budget management and cost control measures.
• Knowledge of local building codes, regulations, and safety standards.
• Proactive problem-solving skills and attention to detail.

Compensation:

• Salary range: $105,000 - $125,000 per year, commensurate with experience.
• Discretionary annual bonus based on performance and company profitability.
