This role will be designated for Discovery Land Company’s building division: Discovery Builders, set in Quogue, NY.

The Hills is seeking a Senior Project Manager to join the Construction Department.

The purpose of the Senior Project Manager is to manage multiple residential projects to ensure each project meets the standards of Discovery Builders, the project development entity, and Owner Expectations by providing superior oversight in budget, schedule, and quality adherence from the beginning of a project through owner completion. Directly or indirectly supervises employees and/or supervisors; carries out supervisory responsibilities in accordance with the Discovery Builders policies, the club’s policies, procedures and applicable municipal and state/federal laws; responsibilities include but are not limited to: interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Key Responsibilities

  • Ensure that each member and guest receive outstanding guest service in a hospitable friendly environment which includes greeting and acknowledging every member and interaction, maintain outstanding service standards, solid product knowledge and all other components of guest service.
  • Empowered to guarantee total member satisfaction, hospitable and professional with all our members at all times. Take pride in representing Discovery and the project professionally with our members and guests to ensure that all business needs are handled in a legal and ethical manner.
  • Maintain a favorable working relationship with all company employees to foster and promote a positive working environment.
  • Collaborate with design team to ensure all projects meet owner expectations, budgets, and specifications.
  • Understand and apply all property safety and security procedures to maintain a secure and safe environment for employees and members. In the event of an accident or emergency, seek medical attention and follow the emergency communications protocol.
  • Together with the Director of Architecture, mentor the buyer liaison in successful completion of their responsibilities including becoming familiar with construction, means and methods and proper design.
  • Supervise the process from owner land contract execution, thru the owner selection process, design modifications documentation and implementation. The intent being to prevent misunderstandings of what is being built and or can be accomplished via an owner change.
  • Review the project in-depth to schedule deliverables and estimated costs. Proficiently utilize and ensure the project is properly documented in Procore and utilize Monday and project scheduling software, including OutBuild, Smartsheets or MS Project.
  • Review work progress daily to ensure construction work is performed in accordance with engineer/architect’s plans, county/state regulations, and other specifications provided for each project.
  • Work with the club’s interior design managers, buyer liaisons, project managers, owners, owner representatives, architects, and general contractors to ensure quality, cost, and schedules are maintained.
  • Consult with engineering professionals, relative to modification of plans & project scope in order to improve overall project designs.
  • Study specifications and perform field inspections to validate work is performed in compliance with design and specifications throughout the project.
  • Coordinate with supervisory personnel and subcontractors in planning and execution work procedures, interpreting specifications, and sequencing work to avoid schedule delays.
    • Review and ensure that both owner and Contractor meet the contract requirements established in each contract.
    • Review and verify accuracy of change order requests and negotiate on behalf of Discovery’s best interests.
    • Prepare, or review, reports on schedule progress, material selected, and costs to determine trends that may require modifications to reduce potential impacts.
    • Contribute to a positive work environment and ensure teamwork within project organization, utilizing the resources needed to drive quality and value to our clients.
    • Represents Discovery and the Club through professionalism, consideration, and discretion in all interactions.
    • Perform all duties and responsibilities in a timely and efficient manner in accordance with established Discovery Builders policies, procedures, and standards of service to achieve the overall objectives of this position.
    • Meet departmental productivity, organization, punctuality/attendance and consistency standards.
    • Maintain a positive and respectful attitude.
    • Always maintain privacy of our members and their information.
    • Maintain a clean and neat appearance at all times.
    • Communicate regularly and effectively with all employees, supervisors, managers, directors, and Discovery leadership.
    • Perform work in a safe and high-quality manner.
    • Project a favorable image of Discovery and the project to members and guests at all times.
    • Must be able to work flexible work hours/schedule including evenings, weekends and holidays. Long hours may be required due to business demands.
    • Work with builders’/project leadership to establish production goals, develop budget and cost controls, and generate data to help aid decision making with products specified (types, quantities, specifications, and delivery dates).
    • Review submittals for compliance with the contract documents.
    • Prepare detailed weekly and monthly reports. Contribute to the yearly construction plan.
    • Account for projects costs as related to the general contract budget, owner budget, and project budget.
    • Manage project closeout and handoff to owners by coordinating training on equipment, collection of as-builds, attic stock and warranty documents.

  • Qualifications

    • Bachelor’s Degree in Construction or Civil Engineering preferred
    • Minimum 3 years of construction experience for luxury complex commercial, vertical construction projects.
    • Minimum 5 years’ of cost and schedule management experience.
    • Minimum 5 years’ experience supervising construction projects of increasing size.
    • Strong computer skills and competency with Microsoft Word, Excel, Office, Visio, Procore, SAGE, Timberline, Monday, Smartsheets and Outbuild.
    • Ability to conform to shifting priorities, demands, and timelines.
    • Able to speak clearly and effectively with owners, members, co-workers, vendors, contractors, Discovery Builders leadership, and project/club leadership.
    • Excellent written and verbal communication skills.
    • Able to perform basic math and arithmetic calculations.
    • Ability to solve basic problems and/or know when it is necessary to get leadership to assist in problem solving.
