Manage timely disbursement of payments for real estate taxes, insurance premiums, condo fees, and other expenses related to escrow accounts. Maintain effective communication with taxing authorities, insurance providers, homeowners associations, and borrowers to ensure exceptional customer service. Verify insurance coverage and tax information for non-escrowed accounts.
Essential Functions

Coordinate with tax service providers to establish or update tax records for new loans.
Ensure accurate updating of complex records by Core Logic, including those with multiple properties or high-value loans.
Update real estate tax and mortgage insurance information on loan records upon receipt of bills/invoices.
Process escrow disbursements accurately via ACH, wire, or check to municipalities and insurance companies.
Review and reconcile escrow reports, addressing delinquent taxes, liens, and setup issues.
Follow up on open items to obtain outstanding amounts, ensuring timely payments and penalty avoidance.
Investigate delinquent statuses for non-escrow accounts, requesting updates from customers and municipalities as needed.
Maintain the Tax Watch Report for accounts with significant tax delinquency.
Manage loan record inactivation with Core Logic upon loan payoff.
Additional Responsibilities
Serve as backup for the Servicing and Insurance Specialist role during absences.
Ensure compliance with regulatory requirements and company policies.
Assist in processing Mortgage Discharges within 30 days of loan payoff.
Support credit reporting functions by resolving disputes via E-Oscar.
Prepare and issue payoff statements promptly upon request.
Provide customer support via phone or in person for servicing inquiries.
Review assigned daily reports and maintain borrower files as required.

This role operates in a typical office environment. Occasional travel between main office and branches may be required.
Physical Demands
While performing the duties of this job, the employee is regularly required to use hands to handle documents and operate office equipment. They may occasionally lift and/or move up to 25 pounds. Specific vision abilities required include close vision and the ability to adjust focus.
Required Knowledge, Skills, And Abilities
High school diploma or equivalent; additional education in mortgage or banking is preferred.
Experience in mortgage servicing or banking operations.
Proficiency in using computers, calculators, and general office equipment.
Strong verbal and written communication skills.
Ability to multitask in a fast-paced environment while maintaining accuracy and timeliness.
Professional phone etiquette and interpersonal skills.
Capacity to follow policies, procedures, and instructions accurately.
