This role will be designated for Discovery Land Company’s building division: Zapotal Golf & Beach Club

Project Name is looking for a Project Manager to join the Construction Department.

The purpose of the Project Manager is to manage multiple residential projects to ensure each project meets the standards of Zapotal Builders, the project development entity, and Owner Expectations by providing superior oversight in budget, schedule, and quality adherence from the beginning of a project through owner completion.

Key Responsibilities

  • Assure Customer Satisfaction and the Member Experience.
  • Primary Contact for Members, Members Representatives, Designers, and Architects
  • Create an environment of Professionalism, Respect, Timeliness, and Accountability among the project team.
  • Oversee Bi-Weekly Reports in Standard Company Formats
  • Coordinate with the Architect, Landscape Architect, Interior Designer, and other Consultants.
  • Managing Project Budgets
  • Complete Budget Snapshots Monthly by the 10th of each month
  • Cost Coding - All costs must be coded to the appropriate budgets.
  • Complete Bid Comparisons for review prior to Issuing Subcontracts and Purchase Orders
  • Support Superintendents and On-Site Construction Activities
  • Weekly Owner, Architect, Contractor (ORC) Conference Calls using Webex or other video platform
  • Maintain cleanliness and a physical presence consistent with that of a Discovery Builders staff member
  • Ongoing support of Community Development Initiatives to ensure coordination of efforts with Operations and Sales within the Community
  • Responsible for overall Project success by managing budgets, buyouts with subcontractors and suppliers, and schedules.
  • Skilled in Procore. Competency in Smartsheets, Timberscan, MS Office, Webex/Zoom, Bluebeam.
  • Setting expectations with the Member and the member’s team.
  • Constantly review, drive, and manage site cleanliness, jobsite material management, laydown yards, and traffic flow through the club and project.

Qualifications

  • Bachelor’s degree in field applicable to position required.
  • Applicable work experience to position required.
  • Construction Management certification, or equivalent experience shall be given preference.
  • Procore Certification preferred.
  • Experience using Sage Timberline preferred.
  • Minimum 8 years working history applicable to position and actively using Procore.
  • Preference will be given to candidates who have had practical and applicable experience in a construction field using Procore to perform most, if not all of the available functions.
  • Strong preference to candidates with luxury residential construction experience; commercial experience and process management also preferred.
  • Competency with Microsoft Suite: Word, Excel, Publisher, Project, Vizio.
  • Ability to work with a diverse staff.
  • Ability to listen to and respond to specific requests during training sessions.
  • Ability to meet one-on-one or in small groups to provide ongoing training and skill competency assessments.
  • Must be professional and maintain the ability to communicate at different levels, in verbal and written form.
  • Must be familiar with the phases of horizontal construction, especially residential.
  • Must be familiar with CSI cost-code divisions.
  • Experience working both independently and in a team-oriented, collaborative environment.
  • Ability to conform to shifting priorities, demands and timelines.
  • Ability to listen and respond to multiple players, providing feedback and recommendations as required to most effectively meet project needs.
  • Must conduct business in a professional and ethical manner with all team members, potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.

Must be able to work flexible work hours as needed due to business demands.

Ability to work in a team environment.

Ability to stay calm and focused during the busiest of times.

Ability to read, write, speak, and understand English; additional languages preferred.

Ability to Understand and Read plans and technical specifications.

Willing toReside in Guanacaste.

Minimum 10 Years Experience In Construction Of Project Management.

Experience with AutoCAD and Microsoft Project.

Independent, resourceful, keen ability to learn.

Competencies for Success in the Role

Must be a team player with the ability to coordinate various contractors with the design team and achieve schedule and budget.

Health and Safety Needs

Need to be able to mobilize in cuadrocycle for daily supervision.

Daily walking on site.
